First MLS is listing 19 closed sales for January in Lumpkin County. Out of 19 closed sales 9 were foreclosures and there were a couple short sells also. We have 197 homes listed for sell and an additional 36 under contract. The highest sales price was $369,000 and was at 785 Chesterra Road. The lowest sales price was $12,000 at 110 Laurel Pt. East. The townhouse / condo section has 16 active listings, four more under contract. There were no closed sales in January. There are 214 lots on the market and five more that are under contract. As of January 6 2012 we have 211 single family homes listed for sale in First MLS. That is 10 less than last month. We show 26 more that are under contract. According to First MLS 13 homes sold in December. Seven or just over 1/2 of them were foreclosures. The highest sales price was $269,300, a home at 616 Deans Drive in Parks Ridge subdivision. The lowest was $32,500 a foreclosed mobile home at 312 Emeley Drive. It is interesting to note that the home on Emeley Drive was listed at $25,000 and sold for $7,500 above asking price. … (0 comments)

I expect the rental market to be strong for the next several years. Everyone that has lost a home to foreclosure still needs a place to live. Active listing and November 2011 Sales. As of Dec. 11 we have 221 Single family homes listed in First MLS for sale in Lumpkin County. We show an additional 27 homes under contract. First MLS list 17 homes that closed in the county during November. Of the 17 homes that closed 11 were foreclosures. The highest sales price was $205,000 at 514 Morgan Ln. The lowest sales price was $14,000, a foreclosed mobile home on MT. Olive Church Rd. I sold another foreclosed double wide that was not listed for $14,000. First MLS list 23 homes that closed in the county during October. Of the 23 homes that closed 14 were foreclosures. The highest sales price was $275,000 at 360 Black Falls Road and two tied for the lowest sales price, $10,000. They were both mobile homes one in Stonehenge and the other in Camelot mobile home parks.
