Today, Charlie Buell wrote a post that advocates the value of pre-listing-inspections.  While Charlie readily admits, or at least begins to admit, and then has a convenient case of amnesia, it's a fairly self-serving stance... although I don't think that Charlie intends it that way.  He's really looking out for the well being of both sides.
That's just the kind of guy Charlie is.

preinspection: Prelisting inspections? - 03/10/09 02:01 AM
It was recently suggested to me, that all listings should be "pre-inspected" by their sellers.... and that inspection report should be provided to any potential buyer.
I'm going to withhold stating my own opinion here, 'cause I'd like to see the conversation, without my tainting the discussion with my slant.  Let's just open the floor for discussion, shall we?
What do we think?  Do we think that a pre-listing inspection is a good idea?  Should we be counseling our sellers to have them done (presume a cost of about $400-$500 on average).
