      <title>Level up Professionalism in Real Estate</title>
      <description>For new licensees (or seasoned ones):You have entered into a field with an opportunity to learn something new every day -- and maybe you're experiencing transaction after transaction in this fast-paced market OR following the flow of one transaction here and there.Either way, I have some advice for you: Decide how you want your customers to remember you during their experience.The key words - "remember you." You have an awesome opportunity to build a loyal customer base - and never have to look for "leads" again.It really comes down to the quality of service you provide your customers NOW and how they see you treating others in the transaction.  No matter how busy you are, you can train yourself to respond in a professional manner.  After all, that is why you have a customer to begin with, isn't it?  Because you are the real estate professional? If you like the idea of working with referrals, here are suggestions to help build your level of professionalism:*Do your due diligence in knowing the contracts and the rights of each party during every stage of the transaction.*Aim to be proficient.  Your customers may not acknowledge your hard work for checking and double checking every detail - and you may not win the "Drafted an Offer in under 10 minutes" award - but your customers will remember how they couldn't have done the transaction without you.*Spend some time building up your emotional intelligence.  Increasing your self-awareness, self-regulation, and empathy will give you a huge boost.*Be mindful of your communications.  Every call, text, and email should be made with a facilitator mindset.  A facilitator can stay neutral, calm, and factual.*Furthermore, remember you are NOT the one making the decisions in the transactions.  When you receive an offer, counter, or other item that needs to be relayed to your customer - you can simply say "Thank you, I will forward to my customer and get back to you asap."  Emotional responses can be revealing and very unprofessional.  When you need to vent, keep a trusted colleague on speed dial or utilitze a "venting" journal. You are also encouraged to locate an educator and mentor who exhibits the kind of professionalism you desire to have in your business.I am blessed to have one of the best around.She is a former President of ARELLO, former Director of Oklahoma Real Estate Commission, and is currently the instructor for Oklahoma and Nebraska (affiliated with VanEd) https://oklahomarealestateeducation.com/.My educator, my mentor, my mother, Anne Woody.  I am thankful for her guidance and counsel in this realm – as I came from an education/counseling realm before real estate. Wishing you many referrals - and hope to work with you in a transaction soon.&lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <description>A few months ago, I realized that my headshot may be reflecting a earlier time in life.  My hair was quite a bit longer and my glasses were proving to be more comfortable than contacts.  Was it time to change headshots?The thought of it all:
updating profiles
scheduling a photo shoot on just the right Oklahoma weather day
practicing a smile that looks authentic - albeit I am generally a happy person and don't have to practice that much 😊
and I may have to cover up a little more silver hair this year
I kept thinking to myself, "But I don't want to change my Headshot!" NOW, to move into what I call "Solution-Focused Mode."It was time to take some drastic measures if I was going to be able to keep my current photo. Happy to report that I am sporting a similar (shorter) hairdo and just may be able to pull off a couple more years without having to get a new headshot.  Of course, I will also keep up my anti-aging regiment 😉 How far will you go to keep your current headshot?*I'm hearing the tune of "what will you do for a Klondike bar"&lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <title>Real Estate Fable: Serenading an Agent</title>
      <description>It was 2:35 p.m. at an Open House, one beautiful Sunday afternoon.  The agent was thrilled to see so many viewers enter the home in less than an hour.  She was busy answering questions about square footage and upgrades, when Mr. Minor 7 walked in.With guitar (aka notebook) in hand, he proceeded to browse the house with admiration in his eyes.  Picking up a flyer along with the agent's business card, complimenting her on the simple yet stylish look, he proceeded to view the property.  The agent continued to assist viewers with property and area questions and noticed Mr. Minor 7 had proceeded outside to make a phone call.When an Open House is filled with viewers, the time seems to fly by, and the positive property comments elevate the moment.  While jotting down a question for the seller, the agent began to hear a "song" in the not too far distance.  It was Mr. Minor 7 commenting on the reviews he read about the agent.  He proceeded to ask how she was able to help a family buy a home and sell their home in 6 days AND assist a couple with the sell their home while they were out of the country.As much as the agent enjoyed providing information about the beautiful home her sellers entrusted her with, she was delighted to take a few minutes to indulge in the topic at hand.  The agent had to admit she was enjoying the melodious tune of the conversation.One note after another, Mr. Minor 7 appeared to have done his research on the agent. Knowing how many sales she had in the last year, the continuing education she pursued to assist military families when relocating, and much more.  Mr. Minor 7 seemed to be an experienced player.The musical notes continued to compliment the agent's hard work, however, one note caught her attention.  Mr. Minor 7 asked if the agent worked with investors.  She stated that she has experience working with investors and inquired if he was interested in short or long term investments.  The tune seemed to be changing quickly and the serenade was fading.With a swift statement, Mr. Minor 7 asked the agent if she would send him "Expired Listings."  The agent, falling out of the serenade trance, gave a questioned response, "How will that assist you?"  Mr. Minor 7 appeared a little frustrated at this point, replying, "I don't know why you can't send me Expired Listings."Luckily, the agent had heard similar music before and gracefully declined the next song.&lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <title>Tornado Warning and Showings</title>
      <description>"If you really want to do something, you'll find a way.  If you don't you'll find an excuse."Jim Rohn You may be reading the title and thinking to yourself, "Tornado Warning???"  That sounds more like a reason than an excuse to cancel showings." -------Even though my referred buyers were from out-of-town, they grew up in the Oklahoma metro area and were familiar with the ever-changing weather.  Some viewing days were heat filled, while others required a jacket.  Some were "blow your socks off" windy and other days we could barely catch a breeze.  And, when the tornado watch announcement aired just hours before our showings, the question was not "Should we cancel?" but "When did they say it was coming our way?"*Raised eyebrows?This is not one of those times when I rushed home to call my mom. In fact, this may be the first time she is hearing of that mid May day.With reconfirmed showing times and the local news app loaded to our phones, we proceeded as planned.  The first few showings were greeted with clear skies and a home of possible interest.  As we neared the last two showings, things started to get an overcast.The news app was sending alerts and the meterologist's voice could be heard as I unlocked the lockbox.  Upon entering the home, it only took a moment for the buyers and I to agree that saving the remaining showings for another day might be best.  Concerned, not just for our lives, but for the ones who vacated their homes to accommodate the showings.Soon afterwards, the announcement changed from a tornado watch to a tornado warning.  According to the news, we were not in immediate danger - but had we stayed our course we could be within an hour.Writing this post for a couple of reasons:One, I am so thankful to live in a state that is constantly improving the severe weather warning system.  Two, an acknowledgement that sometimes I may be taking the words of Jim Rohn a little too far?   &lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <title>The Misunderstood Listing</title>
      <description>Buyer is thrilled to discover a listing with an open floor plan, 3 bathrooms (you should see the soaker tub in the master), large covered patio, and an acre lot for her family to enjoy.  "Wait a minute...As-Is Condition?"  "But the description and photos look similar to other homes we've looked at in the price range.  Why is this home listed in as-is condition?"  You know the next question that follows...What is wrong with it? When I inquire about similar "as-is condition" listings, the agents have stated the seller will not be able to do many (if any) repairs.  That doesn't sound all that bad, right?  How many sellers would prefer to do little or no repairs before closing? Unfortunately, the described condition raises suspicion. It is completely understandable to disclose the seller's intent regarding repairs.  However, an "as-is condition" category will likely send a "buyer beware" message even if the property disclosure reflects little or no defects.  How many buyers will look elsewhere before considering the misunderstood listing? Repairs are negotiable - First impressions (usually) are not.   &lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <title>Real Estate Fable: Possession at Funding</title>
      <description>One, hot (yet cloudy) Oklahoma afternoon at approximately 12:00 pm, a closing was taking place between Seller Mr. Fox and Buyer Mr. Bear.Getting under contract was somewhat intense, Seller Mr. Fox tugging on the purchase price one way and Buyer Mr. Bear pulling the other.  They made it through the inspections and repair phase without showing their claws AND everyone seemed to whistle while they worked through the remaining phases of the transaction.Now, back to that Friday afternoon at the closing table.Seller Mr. Fox and Buyer Mr. Bear signed the paperwork in their separate rooms.  It all came down to waiting for funding.  Thirty minutes rolled by, then an hour, at which time the Closer walked into Seller Mr. Fox's room and said, "We are still waiting on funding but Buyer Mr. Bear and his agent would like to know if they can have the keys so they can start moving before the rain comes in."The whistling seemed to stopped instantaneously.  Seller Mr. Fox looked to his agent for a response.  Luckily, for Seller Mr. Fox, his agent had prepared for this exact situation.  During the offer stage, the Seller's agent insisted on including the phrase "Possession at Funding" instead of "Possession at Closing."  As soon as the agent reminded the Closer of that detail, you could see a sign of relief on the Closer's face.When the information was relayed to Buyer Mr. Bear, although disappointed, he expressed understanding.  The contract had given guidance to the situation and therefore offered stability as the parties continued to wait.Just before 5:00 p.m., funding did come through.  Buyer Mr. Bear left with keys in hand and Seller Mr. Fox left with his proceeds from the sale. This tale could have ended with attempts to negotiate at closing, high emotions, and overall uncertainty had the phrase "Possession at Funding" been excluded from the contract. Buy and Sell with Confidence&lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

Clements, Inc.After the 4th of July raffle, Lora started receiving requests... "Can you make this?"  "Oh, could you do that?"  The requests came during a time when Lora was not certain what she would do for a "job."  She admits that after her father passed away, "The business was just not business without him."She wanted to maintain a flexible schedule for her family and painting could offer that ~ which explains why Lora wants to paint.  But when I asked, "WHY do you do this for consumers?"  She replied,"I hope for my signs to help someone decorate with custom, one-of-a-kind pieces, without breaking the bank." How ~ Coffee shops, restaurants, or perhaps an element only seen if you look down... Lora adds, "I get inspired from just about anything or anywhere.  I took a picture of a front door mat the other day thinking the lettering would look good on a sign.  I must have looked stupid doing that."While we were sitting in the coffee shop, she pointed out several attributes she noticed in the "signs" surrounding us.  Flooded with SO many ideas Lora hopes to have the time to paint them all.  What ~ You've heard the phrase, "I will give you the shirt off my back" ~ but have you heard, "I will paint/sell the pickets of my own fence?"  All signs are made from repurposed fence pickets (and so far, current inventory is from her own fence).   Lora tries to create a naturally aged look with her signs.  Admitting that the lettering isn't perfect,"...but it shouldn't be.If someone wants a perfectly painted sign,I'm not the girl to paint it!"  Prices range from $10-$50She tries to keep prices low.  "A lot of my stuff is holiday related and I know I don't want to pay a lot for something that is only going to be out for a short time." If you want a "Handmade, Local, Not Mass Produced" sign, The Painted Picket will be stocked and ready for the upcoming events:DUCK Week Junk Show, March 11, 2018 (Piedmont, Oklahoma)For more information about D.U.C.K.       <description>My friends and I were having a FUN Night Out &amp;amp; trying to see how much more FUN we could have. Buying a house can be fun, even more than a night out with friends, but if your credit has changed or "Cash" available is inadequate when it's time to "Bring To Closing" - It can be a buzzkill. Buyers Be Aware:Prequalification Letter, from lender, is based on debts reported at the time.  It can be very tempting to indulge in a (credit card filled) shopping spree after going under contract.  After all, you picked out the perfect home - it's only natural to desire "tailor-made" furniture that is parallel.  Nonetheless, steering clear of additional debt is essential as your credit will be confirmed in the "eleventh hour" prior to closing.Make sure the available Cash, reported to lender, IS still available throughout the transaction.Taking the advise to steer clear of additional debt - you may be tempted to spend some of the Cash instead.  If you plan to use those funds to purchase big ticket items (e.g., washer, dryer, silver-plated iguana cage, etc...) let your lender know in advance.  If it is agreed that you will put a 10% down payment (with available Cash) - Do not assume you qualify for a lower down payment.Avoid telling your boss to "Take This Job And Shove It."Psyched about the view from your (soon to be) office - you decide to quit your job (of 10 years) before closing day.Reporting the good news to your lender... "But I will be making $25,000 more a year and get to work from home!" **There is static and mumbling on the other line**... PHEW!  Thank goodness that was only a dream.If you are considering a career change, at least run it by your lender first.  They will be able to indicate whether it's in your best interest - as it pertains to the real estate transaction.
When Buying a Home - Try to Preserve Your Cash, Credit, and Job. Luckily, the picture above registers the final hour of Friends Night ~ Not sure $21.00 and a pair of socks would be enough to "Bring to Closing"...       <description>When I "drive up to the menu" of houses (in the not so distant future), I will be looking for one important item:  An Extra Bedroom to call my own.As I mention this, to family and friends ~ they immediately ask "Are you and Andy doing OK?"Yes, my husband and I are quite happy.So, why do I want a bedroom of my own? If you look closely at the picture ~ you will see a microscopic clue ~ tiny pieces of foam ~ so compact they can fit in your ear ~ yet expand to block out an enormous amount of sound.You guessed it.  Earplugs!(You may have noticed the large clue as well... the couch)&lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Extra%20Bedroom%20Close%20up.jpg"&gt;Now...       <description>Just wanted to get my feet wet.Had my doubts that I'd even be able to keep up with the "tide" (a.k.a. Real Estate).Now that I 've experienced over 20 transactions ~ each one bringing something new to "shore" ~ Can I dry my feet off yet?~ Not exactly ~Need several more years of drifting &amp;amp; going with the tide to get my "sea legs." Unfortunately, not every new "sailor" feels this way.It is hard to swallow that Big Pill labeled "IDK" (I Don't Know) and ask the Captain (a.k.a Broker) for assistance.My advice:  Even after 20 voyages, continue to get support.  Your "passengers" desire and deserve no less. Yes, my feet are wet ~ but that does not give me the license to navigate these waters solo.          &lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <description>"Are you kidding me?I am going to die in this home!There is no way I am going to let strangers inside, just to criticize it.*What if they do not like the New York Yankee colors of the bedroom?*What if they utter words of disapproval in my choice of floor tile?*What if they pronounce that I should have put the curtains up higher?And, Oh, my goodness!*What if they do not admire my Pinterest inspired cabinets?" Does this sound familiar? Let's take a look at one of the definitions of ashamed."reluctant to do something through fear of embarrassment or humiliation." I live in a fairly quiet, older neighborhood... of course, "older" is relative I know.  Although my home requires many updates to meet some liveable standards, it is the place where my son put his backpack on for his first day of Kindergarten and it is the same home where he greeted the final days of Senior year. When we saw our home for the first time, we feel in love - with numerous aspects and features of the home.  Many of those features were absent from our, then current, home. I am quite certain that all who viewed the home did not fall in love - instead offered many "should of's" and "could of's" ~ should have removed the popcorn ceiling ~ could have replaced the carpet ~ etc... Are you ashamed or reluctant to sell your home for fear of negative comments?Remember... your home has already been through the critic cycle ~ at least once before.And, it can withstand it again ~ waiting for the next family to admire, enjoy, and YES, even love that Dragonfly chandelier (: **Home features were based on my actual home and were not intended to embarass or offend those having similar features ** &lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Dragonfly.jpg"&gt;    &lt;img src="https://activerain.com/image_store/uploads/agents/aleshaw/files/Buy%20and%20Sell.%20Logo%202.jpg"&gt;

      <title>Why I gave up being a "Rock Star"</title>
      <description>Before you start "googling" my name ~ to see if I am the Rock Star I claim to be ~ let me explain (:For the past 20 years (mol), my sole passion has been to advocate for, educate, and counsel children.  My student loan balance will tell you that we will most likely be "friends" for a long time.  And, although, I am proud of my academic achievements, they only account for a percentage of what made me feel like a "Rock Star."As a classroom teacher, countless hours go into preparing for "performances" (a.k.a. lessons).  If performances inspire ~ you are on your way to "Fame!"After becoming a school counselor, my "fan base" grew.To make a long story short ~ I was confident in my abilities to inspire faculty, students, and parents.  Yes, I felt like a "Rock Star!" There was only one problem... being a Rock Star with quotation marks has limits. Real Estate was a seed that was planted about 3 years ago ~ when my mother retired from the Real Estate Commission (as the Executive Director) and began www.BAAHS.com (online real estate education).  Since I was the second "A" in the name "BAAHS" I felt compelled to learn more about the business. It took awhile before I could imagine the opportunities and potential of having a Real Estate career ~ but eventually ~ and before any prospects or any certainty of a closed sale ~ my mind was made up to pursue it full time. In my first year of real estate, there have been doubts and challenges ~ so many more than expected...but I'll save that for another time. I would not trade my days as a "Rock Star" for anything.  But the day came, when it was time to choose flexibilty &amp;amp; potential over "fame." Real Estate has given me a warm welcome.(: Alesha A.
