When you go on holidays, do you disengage 100% from your business? Or, do you still check messages and emails and call the office daily? When you're with a client, do you answer your phone, check messages, post a Facebook status update, send a qucik Tweet, check your Klout score or call the office to see if there are any messages? Then, why as Realtors, do we feel the need to do this while we're on a vacation with our family, and a break from the business?

I believe that buying a home can be a stressful time, but I also believe that many buyers make it so themselves. I also believe whole heartedly that it doesn't have to be this way if buyers just followed a few simple guidelines.

How many times have you set up an appointment to show a property, only to have the tenants tell you that they were not informed? And, they do not allow you in? What do you do?
On the weekend, I met an investor client at a property with tenants. We had given 24 hour notice, and upon arriving, we were denied access by the tenants. We see it quite often. A house gets listed for sale, then it just sits...and sits...and sits. It may even change Realtors a time or three, but still, it sits...and sits...and sits. So, what's the problem here? The market? The Realtor? The marketing? The property itself? Or, is it simply the price?
So, how do you tell if a property is over priced? Well, I believe there are 3 easy to spot symptoms of an over priced house;
1 - You aren't getting any showings.
2 - You aren't getting any offers.
3 - Your house is still For Sale

I was listening to the news this morning at 6am, and the Canadian Baseball Hall of Fame is planning on moving. They may go to London, Ontario, or they may stay in St. Mary's. The reporter said that the President had looked into purchasing on old school that's for sale, but that it was too expensive. That got me thinking....

What gets you out of bed in the morning, and drives you throughout the day? Why are you in the real estate business? Why do we put up with the rejection, and at times abuse from clients that blame us for everything under the sun? Have you ever asked yourself 'why'?

It seems that everyone is getting so wrapped up in where to prospect, and how to prospect for new business. There's the old fashioned tried and true cold calling and door knocking, which I enjoy, and an entire world of social networking. Every time you turn on your computer to check your email someone is trying to sell you the 'best kept marketing secret' out there, and it's usually some kind of social networking thing.

I find it amusing that once a Buyer makes up their mind to put an offer in on property, they start talking about all the stuff they dislike about the home. They go on about the colour, the carpet, the room sizes, the location, the condition, you name it, yet this is the property that they insist is perfect for them. One of my favourite questions at this time is...'If you don't like this home, why are we putting an offer in on it?'

I just wanted to share a picture of our Keller Williams Lifestyles Realty team than pitched in for our first annual Keller Williams Red Day event yesterday. We cleaned up some of the downtown area of London, Ontario in the morning, then around our office at Wonderland and Commissioners in the afternoon. All in all, it was a very successful day. My wife has a hard time getting me to clean up the yard, but if I had the 'picker' that I used yesterday, I may do it more voluntarily.
