Market Facts:With the end of August behind us and fall around the corner, the market remains strong; but, yet the market is showing a seasonal slowdown.
Home affordability increased in August.
Mortgage interest rates were lower in August with a 30 year conventional rate around 4%.
Consumer confidence increased in August to 92.4 up from 90.3 in July.
Overall, the Denver home market continues to have less than a two month supply of homes available for sale at the current sales rate.

Advice to Sellers:
In the Denver home market seasonal slowdown is here and yet the market is expected to stay strong for the remainder of the year and possibly set several records again this year.

The University of Colorado Denver campus is nearby as well, which shares space with The Metropolitan State University of Denver and the Community College of Denver.       <title>September Maintenance Checklist</title>
      <description>It's that magical time of year again. The kids are back in school, the days are becoming shorter and Pumpkin Spice Latte season is upon us (as we all know, that is the official start to the fall season!).
With the changing season, it's also time to do a bit of home maintenance to ensure that our homes are ready for the upcoming Colorado winter. Here is a list of home-maintenance tips that will help protect your home during the colder months.
Add Weatherstripping to doors and windows
Adding some weatherstripping to your home is one of those small details that can make a world of difference. Weatherstripping helps to insulate your home and seals small gaps where air and moisture may try to make their way inside. It can also keep drafts at bay and lower your energy costs.
Check Your Gutters
Before all the leaves start accumulating in your gutters you'll want to make a quick visual check to make sure they are clear of any obstructions and are firmly attached to your home.
Caulk the Exterior of Your Home
Caulk is similar in it's job to weatherstripping. Take a walk around the exterior of your home and make not of any gaps that need to be sealed with caulk. Places such as windows, doors, vents, and corners are all common places that may need caulk. You don't want to put this task off for too long--it can be difficult to caulk the exterior of your home in colder months.
Inspect Your Chimney and Roof
If possible, it's a good idea to go up on top of your roof and assess what condition it's in. You'll want to check for any broken or missing shingles, any flashing that may be missing or broken, and any damage to the boards along the eaves. If you cannot access your roof, you can do an inspection from the ground by walking around the perimeter of your home with a ladder. Doing this simple inspection and taking care of any missing shingles can save you thousands of dollars in water damage.  It's also a good idea to check your chimney as well since it will be getting used in the near future. Take a look up the chimney to make sure no animals have decided to nest in that area.
Clean The Dryer Vent
This is an important home safety task that should be done at least twice a year. Push your dryer away from the wall, unplug it and vacuum behind it. You'll also want to unhook the tube that leads to the vent and clean out as much lint as you can. You'll also want to clean out the outside dryer vent.

      <description>Denver Area Housing Market Remains Strong
Residential real estate in the Denver metro and surrounding area continues to reflect strong demand, according to Metrolist, Colorado’s largest MLS and the provider of REcolorado.com.
Days on market, or the number of days a home takes to sell, dropped to 26 days—the lowest point in a decade. Although the number of active listings increased seven percent over last month, overall inventory levels are lower than the same period last year, a sign of a sellers’ market. Currently there is a supply of approximately 7 weeks of inventory.
“Denver area homes continue to sell at a rapid pace and at almost 100 percent of asking price, a testament to a strong housing market,” said KirbySlunaker, president and CEO ofMetrolist.  “Inventory levels remain tight in the Denver metro and surrounding area, showing strong demand and a competitive marketplace.”
The pace of home sales cooled slightly in July. The number of new homes that went on the market dropped five percent month over month, and saw a three percent decrease as compared to this time last year. Listings that went under contract decreased four percent month over month, but were up five percent year over year.

In July, average sold prices for single family detached and attached homes continued their steady rise, reaching $335,427, up just slightly over June, and a five percent increase as compared to July 2013.

The condo and townhouse market continued to see increased activity as compared to last summer, as more listings came on the market and prices continued to steadily climb. The number of new listings for condos and townhomes saw a year-over-year increase of 23 percent. Compared to July 2013, sales of condos and townhomes also increased 23 percent, and listings that went under contract increased 30 percent. The average sales price reached $223,834, a 12 percent increase over this time last year.
“Homes are continuing to move quickly, some spending just days on the market,” said Slunaker. “Using the innovative tools on REcolorado.com, along with a REALTOR®, will help buyers and sellers know if it is the right time to enter the market.”

Likewise don't keep your purse or other valuables in any location that might be easily seen or accessed by an intruder. Leaving these items by your front door (or worse, in your car parked in the driveway!) is like an open invitation to anyone walking by to go ahead and take your things.

Along with a place to store valuables, you can also use it to store important legal documents such as Deeds, Wills, Passports, and any other treasured items. Many safes are also fire and water-proof proving them to be invaluable not only in the event of a robbery bust also in cases of fire or flood. While safes are generally pretty difficult to move due to their size and weight you can also bolt them down to make them even more secure.
