Admit it, you've searched those mega-giant internet sites etc. just to see what your home might be worth today so you could find another dream home. In Clark County WA March 2018, there were only 1.2 months of single family homes to sell..that's a Seller's Market.... Buyer's Market has 6 months of homes to sell. (Sellers....Over list price and multiple offers happen!)

I recently had a phone call from a buyer that said, "we only call the listing agent off the sign to show us the house because we can work a better deal for ourselves that way."
 
Here are my thoughts on buyers that drive around calling for listing agents to show them the property:
1. The listing agent will gladly show you the property!
2. You, as the buyer are at a disadvantage. You are an "Unrepresented" buyer.

The market stats today encompassing 6/11/2010 through 7/11/2010 are really hot. For Vancouver, WA residential homes including condos and including all areas 11-80 of Clark County, Washington:

I have clients worried all the time about realtors and strangers entering their home. Here is a graph of the amount of residential homes for sale each month of 2009 taken from our RMLS.  If Clark County didn't list one more home, the first graph represents how many months we would have to sell all this inventory off. From this graph you can see that we are still experiencing a "buyer's market" where the buyers are able to influence and negotiate better prices for themselves.
