buffalo home inspections: WNY Home Inspector John Villella says some Appraisers are on a Slippery Slope - Part 3 of 3 - 01/26/10 12:38 AM
Buffalo, NY Home Inspector John Villella, owner of All Pro Home Inspection talks about some appraisers walking down a slippery slope.
This is the part 3 of 3 where I talk about what some appraisers are doing in the Western New York market and in my opinion are walking that slippery slope.    To recap a bit - I recently have noticed some appraisers in Western New York that refuse to make a decision or are not competent to make an educated decision.  For example - not knowing if a basement stairway is stable (covered in Part 1), not understanding a moisture penetration issue … (0 comments)

This is the part 2 of 3 where I take a look at what some appraisers are doing in the Western New York market and in my opinion are walking that slippery slope.    To recap a bit - I recently have noticed some appraisers in Western New York that refuse to make a decision or are not competent to make an educated decision.  For example - not knowing if a basement stairway is stable (covered in Part 1), not understanding a … (0 comments)

buffalo home inspections: Buffalo, NY Home Inspector states some Appraisers are walking down that Slippery Slope - Part 1 of 3 - 01/25/10 10:19 AM
Buffalo, NY Home Inspector John Villella, owner of All Pro Home Inspection talks about some appraisers walking down a slippery slope.
Recently, I have noticed some appraisers in Western New York that refuse to make a decision or are not competent enough to make an educated decision.  For example - not knowing if a basement stairway is stable, not understanding a moisture penetration issue in a basement of a 148 year old home, and the most alarming issue recently is the lack of the necessary tools to complete the appraisal process.  These examples are just a few issues that I have had to … (0 comments)

buffalo home inspections: Buffalo, NY Home Inspector talks about winter home maintenance - 12/31/09 06:04 AM
Buffalo, NY Home Inspector John Villella, owner of All Pro Home Inspection talks about home maintenance - even in during the winter.
Winter is hard on homes and there's a long list of things that could go wrong such as frozen pipes, water intrusion, ice damming and other winter problems.  All of these can be expensive to fix and difficult to fix under winter conditions.  But with a little preventative maintenance, you can help save yourself some grief, and your wallet.  You haven't done any maintenance and it's now the middle of winter - it's OK, there's still time and you may just prevent a problem from … (0 comments)

buffalo home inspections: Another GOAL Achieved! - 12/09/09 03:40 PM
10 plus years as a home inspector and over 4000 inspections and I finally achieved a goal that has been in the making for a long time.  I'm proud to say that All Pro Home Inspection & Household Environmental Services, Ltd. is now a multi-inspector firm.
This has been a goal of mine that I wrote down several years ago, but just couldn't make it happen.  I researched other multi-inspection firms from all across the US and recieved some great information, but just couldn't achieve it for many reasons.  One of the biggest reasons was myself.  I was worried that all the hard work I've put into my company … (4 comments)

buffalo home inspections: Western New York Home Inspector Talks About Home Repairs - 02/22/09 02:17 PM
Western New York Home Inspector John Villella, of All Pro Home Inspection, comments about if homeowners should attempt a repair or use a professional to do it right.
John Villella, owner of All Pro Home Inspection cautions homeowners about completing repairs on their own.  It's always recommended that the homeowner only attempt repairs if they have the technical knowledge and tools to do the job properly.  All too often homeowners attempt to do repairs only to find themselves in a much worse position - even if they get the task completed.
Many times the non-professional repairs are completed only to end up costing additional money or even continued deterioration or damage to the system or building … (0 comments)

buffalo home inspections: Lockport Thunder/Lightning U10 Soccer Update - 02/15/09 01:38 PM
It's Sunday and it's time for the weekly update for the Lockport Thunder/Lightning U10 boys and girls soccer teams.
The Lockport Lightning girls didn't play today... they'll be back in action on Thursday night.
The Lockport Thunder U10 boys team dominated today against the Kenmore U10 boys.  My son had a couple of assists and played goal the first half giving up zero goals.  The Thunder remain unbeaten with just one tie and remain in 2nd place just a half game out of first.
Until next week -
Here's to your best week ever, may everything you touch turn SOLD,

buffalo home inspections: Was it luck or just good inspecting knowledge? - 02/05/09 02:47 PM
I had an interesting inspection today that revealed the usual things - some electrical cleanup needed in the basement, you know missing cover plates, loose wiring, a drip at a supply line and a leak found at the tub drain.  The usual stuff you would expect to find in a 78 year old home.
As I was checking each building component and system I couldn't help but wonder why the chimney had a water stain running from below the vent pipe.  Remember, this is a 78 year old home that has several stains that are commonly seen in homes of similar … (7 comments)

buffalo home inspections: Funny Home Inspector Story - 01/15/09 04:28 PM
I just commented on another post about the cold weather.  It's been a long winter already here in Western New York and we still have a few weeks to go before it gets better.  Reading that post reminded me of a question another inspector asked at a seminar a few years ago.
He stood up and asked the speaker (who was from the south) how to better inspect during the winter and with snow covering everything.   After about 30 seconds or so, the speaker said with a straight face that he needed to tie a snow shovel to the top of … (3 comments)

buffalo home inspections: It happened again - Client needed clarification - 01/15/09 03:27 PM
At my morning inspection while in the driveway for introductions and my elevator speech, it happened again.  You know... we congratulate our client on their purchase and explain what is and isn't covered during the inspection and how we report our findings...and provide some basic rules, such as please don't touch anything in the home.
I've conducted over 3500 inspections and every once awhile a client feels compelled to ask me to find "X" amount of dollars in problems.  Today's client had no problem asking me to find $1000 worth of problems.  He told me that his agent told him that after the inspection … (7 comments)
