If you are a first time home purchaser there is a huge incentive and financial boost to buy a home. For a limted time, the federal government will give you an $8,000 TAX CREDIT. This means that you could amend your 2008 tax returns and receive a check for the full amount.
If you'd like to use this for a down payment, there are some restrictions, but check with your Realtor or Mortgage advisor for the latest updates. In some states, there are also state tax incentives that can be added in addition to the $8,000 federal incentive.

Many home sellers are eagerly - no desperately - looking for a buyer in today's market. As we know, most sellers typically add a "pad" of 5-10% for "negotiating" room. What we are seeing in the current environment are sellers who are eliminating this pad, just to generate some interest and traffic.
For example, a seller who would settle for $400,000 as a final sales price might start at $450 to allow for some negotiating. If this home sold for $410, then both parties would feel like they won since it came in $40K under asking price, yet $10K over what the … (6 comments)

east cobb: The New Georgia Association of Realtors 2008 Contract - Part 2 - 01/08/08 11:43 PM
In continuing with the changes for 2008, here are some more revisions in the real estate contract for Georgia:
Paragraph 3-"Purchase Price and Method of Payment" has changed. It replaces paragraph 2 AND 6 of the other contracts. It Eliminates the financing contingency, but don't worry; there is now a new "Financing Contingency Exhibit" if you want to use it.
Closing Costs-The new contract changes the allocation of closing costs. Now the buyer pays all closing costs INCLUDING TRANSFER TAX. The Seller, if agreed upon, will make a single financial contribution. Also, the taxes can be re-prorated if both parties agree.

After closing on your beautiful home and moving in, there are things that you will be responsible for that you possibly did not have to pay for when you were renting. Here's a basic list:
1. Of course the MORTGAGE..and your payment may include TAXES and INSURANCE. Remember that if your lender is NOT taking out monthly amounts for these, you'll have to make BIG PAYMENT when the renewal date hits. I suggest having the lender include this in your payment and let them pay these bills whn due!

One pointer that I picked up years ago had to do with the SMELL of vacant listings.  As we all know, smell can make or break a deal, and it's hard to keep homes smelling fresh, especially the older ones.
Owners of vacant properties like to save on HVAC bills, while they are out, and this can be a big mistake. A home that is too COLD or too HOT, usually also does not smell good because the air has not been circulating.
