Event provides key support for tutor project
 
LAHAINA - The Aina Nalu Wine & Silent Auction Fundraiser, held on May 23 at the Aina Nalu pavilion, was a huge success, benefiting the Lahaina Complex After School Enrichment Tutor Project with a substantial donation of $22,000.
Contributions toward the success of the event were comprised of financial donations, including generous donations from Aloha Realty Group and others, ticket sales and many silent auction donations from Lahaina merchants and artists.

Inventory level and sales volume both increased during the first quarter. There were 15 units listed for sale during the quarter, but only 9 active listings at the end of the quarter, with 1 closed sale and 3 in escrow.
So that’s an improvement, but the sale prices were still hovering around the same $360,000 closing price for a 2/2 unit. There was one upstairs 2/2 unit that closed for $360,000 at the end of the quarter, and another downstairs 2/2 closed on April 1 for the same price.

Of the 9 listings in the 3rd quarter of 2013, one was canceled and 3 were sold, leaving 5 active listings.
Sales prices are steadily increasing – even a one bedroom short sale closed for $250,000 after being on the market for 647 days.  The asking prices for 2/2 units have increased around 16% since the same time last year.  The latest closing for a 2/2 unit at $375,000 also represents about a 16% increase from last year’s Q3 high closing price for a 2/2 of $324,000.

Of the 15 listings in the 2nd quarter of 2013, 2 were pending and NINE were sold at the end of the quarter. BB King once said, “the thrill is gone.” Well now, the deals are gone.
 
For the same quarter one year ago there were 2 two bedroom units sold. The median price was $261,250. This year there were 8 two bedroom units sold including a 2/1, and there were seven 2/2 sold with a median price of
$320,000. That’s a 22% increase in selling price.

There are three short sales in escrow at this time, and currently no active listings that are distressed properties.
With only 1 active listing and no 2 bedroom listings at this time, we have buyers waiting for listings, especially upstairs listings.

We had the highest priced sale since the financial downturn—unit A201, an upstairs 2/2 unit facing the smaller pool, sold for $329,616.  Prices seem to be increasing overall, and yet unit K101, another end 2/2 unit downstairs, sold for $280,000. The second quarter saw strong sales activity, with 3 sold and 1 pending at the close of the quarter and another pending at this time. In fact, after the close of the quarter another unit (upstairs 2/2) sold that wasn’t even listed on the MLS! There are only 5 active listings at this time, which we believe is a low for Aina Nalu. At the current sales pace of 1 per month, we have 5 months of inventory, which is on the low side and indicates prices may be rising.

From Jan 1 to December 31, there were 35 listings (3 were short sale and 8 were REO/bank owned). Out of 35 listings, 5 were taken off the  market or expired, 17 were sold, and 1 was pending at the end of the year.  At year end there were 12 active listings.

Our favorable sales trend has continued. Well-priced units are selling quickly, with multiple offers, and the number of active listings is low (12) compared to the same time last year (21). 
 
As of July 21, there are 3 pending sales with an average of only 34 days on market, compared to the average days on market for the remaining active listings of 436 days! Average days on market for sold units in 2011 so far was 153 – not too bad, considering some of them were distressed properties.

Aloha from your resident experts! The tide is definitely turning at aina nalu! In the first quarter of 2011 6 units were sold, and the inventory has dropped to only 12 active listings as of April 26! The two pending sales as of 4/26 are both 2/2 units, and neither of them are short sales.
Of the six units that were sold, one was a 1 bedroom that sold for $194,400 (not a distressed property), and five were 2/2 units (three out of five were distressed properties). The five 2/2 unit sales prices ranged from $205,000 for an unfurnished bank owned … (0 comments)

Since July 1st, there have been 3 accepted offers and 6 new listings. No units closed escrow in the months of July and August, but two closed escrow in September (H210—a 2/1 unit, and D102—a 2/2 unit); both sold for $225,000. Two of the new listings offer owner financing. We continue to see prices drop where sellers are motivated to sell and need to compete with distressed properties.
As of 9/28/10 there are 21 active listings, and there have been 9 sales this year. At this rate, it will take 21 months to sell the current inventory.

Throughout 2009, there were 44 listings (10 of which were short sale) and 6 partial ownerships listed. At the end of 2009, there were 19 active listings (7 short sale) for whole units and 5 active partial ownership units listed. Out of 44 listings, 20 were taken off the market by the end of the year and 1 became a partial ownership listing. Sellers reduced their asking price by an average of 12% from their original asking price. There were 2 sales in all of 2009 (1 upstairs studio unit and 1 partial ownership downstairs 2/1 unit).

THE BUDGET
The aina nalu Board of Directors approved the 2101 budget, and it was all good news. The AOAO continues to fund reserves for future capital improvements/replacements and meets operational needs; it also allows maintenance fees to be reduced by approximately 6% in 2010.  This is good news for owners who have been concerned about the financial condition of aina nalu's AOAO and about their cost of ownership.

As of 4/22/09, we now have three 2 bedroom, 2 bath short sale listings priced at $330,000, $335,000 and $350,000. The 1 bedroom upstairs short sale unit that was priced at $325,000 is headed for foreclosure and no longer listed on the MLS.
