 My, how things can change in just one quarter! Aina Nalu is HOT! HOT! HOT!
In the 2nd quarter we had 10 closed sales, compared to 1 sale in the 1st quarter and one in the 4th quarter of 2014. Of the 19 units that were listed in the 2nd quarter, all but 4 have either sold or gone into escrow! So it appears that the market finally understands the value of aina nalu.

Inventory level and sales volume both increased during the first quarter. There were 15 units listed for sale during the quarter, but only 9 active listings at the end of the quarter, with 1 closed sale and 3 in escrow.
So that’s an improvement, but the sale prices were still hovering around the same $360,000 closing price for a 2/2 unit. There was one upstairs 2/2 unit that closed for $360,000 at the end of the quarter, and another downstairs 2/2 closed on April 1 for the same price.

In the first quarter there were 2 units sold – one 1 bd unit, which sold for $300,000, and one 2/1 downstairs unit, which sold for $379,000.  We were told that the 2/1 unit sale was actually the purchase of the remaining interest in a fractionalized property, which makes it unique for aina nalu.
 
The slower sales pace at aina nalu continues to surprise us.

In the first quarter there were 4 units sold – 3 one bd units and one 2/2 downstairs unit facing the large pool and hot tub, which sold for $395,000. The one bedrooms sold for $269,000 - $290,000. The slower sales pace for 2 bedroom units has surprised us.

As real estate prices imploded we took one of the worst hits on Maui.  Values fell in excess of 60% in many cases.  With good 2 bedroom units selling in the low $200’s in some cases, aina offered the best value on Maui – bar none. The second quarter saw strong sales activity, with 3 sold and 1 pending at the close of the quarter and another pending at this time. In fact, after the close of the quarter another unit (upstairs 2/2) sold that wasn’t even listed on the MLS! There are only 5 active listings at this time, which we believe is a low for Aina Nalu. At the current sales pace of 1 per month, we have 5 months of inventory, which is on the low side and indicates prices may be rising.

From Jan 1 to March 31, there were 20 listings (2 were short sale and 2 were REO/bank owned). Out of 20 listings, 2 were taken off the market, 5 were sold, and 4 were pending at the end of the quarter. At quarter-end there were only 9 active listings.
 
Continuing from last year, the first quarter has seen some extremes—from the lowest priced sale for a 2/2 furnished, bank owned unit at $215,000 to two closings for 2/2 furnished units at $320,000—one upstairs and one downstairs.We were surprised by the $215,000 closing, since prices … (3 comments)

From Jan 1 to December 31, there were 35 listings (3 were short sale and 8 were REO/bank owned). Out of 35 listings, 5 were taken off the  market or expired, 17 were sold, and 1 was pending at the end of the year.  At year end there were 12 active listings.
