In the 2nd quarter we had 10 closed sales, compared to 1 sale in the 1st quarter and one in the 4th quarter of 2014. Of the 19 units that were listed in the 2nd quarter, all but 4 have either sold or gone into escrow! So it appears that the market finally understands the value of aina nalu. Presented by Aloha Potts Issue 38 – Q1, 2015 Aloha! from your Resident Experts! Inventory level and sales volume both increased during the first quarter. There were 15 units listed for sale during the quarter, but only 9 active listings at the end of the quarter, with 1 closed sale and 3 in escrow. So that’s an improvement, but the sale prices were still hovering around the same $360,000 closing price for a 2/2 unit. There was one upstairs 2/2 unit that closed for $360,000 at the end of the quarter, and another downstairs 2/2 closed on April 1 for the same price. … (0 comments)
At year end there were 7 active listings, only one of which was a 1 bedroom unit, and that unit is in escrow at this time. For the first time in a while, we have more upstairs 2 bedroom 2 bath units for sale than any other category. As of 1/13/14 we have 8 active listings, of which there are: one 2/1 downstairs priced at $379,000, two 2/2 downstairs units both priced at $399,000, and five 2/2 upstairs units priced from $377,500 to $439,000.
