At least as far as sales are concerned. Occupancy has been great, but sales have slowed to a proverbial snail’s pace. Through the first half of 2014, Kaanapali Shores was hot with 10 sales. Aloha! Low inventory and rising prices have been the story at Kaanapali Shores.
There were a total of 25 units on the market in Q2, 6 of which sold. Although that’s a lot more units than were for sale in Q1, 5 were the oceanfront Aloha Suites, starting at $1,670,000 and 5 were leasehold. Two of the attractively priced leasehold units sold.
There is demand for studio units, but there have been no active fee simple units listed since February. Anybody want to sell a studio unit???
After some slow years, buyers once again returned to Kaanapali Shores for the value, the true resort atmosphere and the setting. 2012 saw a sharp increase in the number of units sold. After only 12 sales in 2011, there were 32 last year.
There were twice as many studios sold in ‘12 compared to ‘11. The median price however, dropped from $282,000 to $230,000. But the drop in selling price doesn’t really indicate a loss of value. If you’re thinking of selling your condo, the news at Kaanapali Shores is mixed. Sales slowed through the summer, specifically the 3rd quarter, of this year as compared to the first half of the year. That may sound like bad news but there is a brighter side. While there were fewer sales, the median selling price increased for studio and one bedroom units. Aloha! Is 2012 the year of the turn around at Kaanapali Shores? It could be. For starters, occupancy is amazing. It’s been difficult to show units because they are so heavily booked. That’s a good problem for us owners to have, right? Last year there were 12 sales at Kaanapali Shores all year and none in the first quarter of last year. In the first quarter of this year there have already been 7 sales and there are sales 9 pending. Studios seem to be the weakest category at the moment. Condo sales on Maui increased slightly in 2011 over 2010. Condo sales in Kaanapali, however, were down by 30% and it was a slow year at Kaanapali Shores as well. And while Kaanapali Shores may be the best value in the whole area, sales were down and prices were down in every category. There were 3 studios sold in ’10. That dropped to only 2 last year, and both of those units sold early in the year. There are currently 12 studios for sale including leasehold units. Showings do seem to be picking up.
