At least as far as sales are concerned. Occupancy has been great, but sales have slowed to a proverbial snail’s pace. Through the first half of 2014, Kaanapali Shores was hot with 10 sales. So far, in 2015 there have been only 5. In the second quarter there were only 2 sales and neither of those were what we think of as “standard” units that usually make up the bulk of K. There were about 30% fewer sales in 2013 than in 2012. That wasn’t for lack of interest. Anyone following real estate news knows the refrain, “inventory is down, prices are up.”
Of the 3 major categories, studios, one bedrooms and two bedrooms, the most popular category, 1 bedroom units, had the smallest median selling price increase. Aloha! There were a total of 21 units on the market in the 3rd quarter of this year, 2 of which sold during the quarter, and 5 of which were pending at the close of the quarter. During Q3 of 2012, we had 42 listings, twice the number that we had in Q3 of this year, and at the end of the quarter last year we had 35 active listings, compared to 10 at the end of Q3 this year. Aloha! Low inventory and rising prices have been the story at Kaanapali Shores.
There were a total of 25 units on the market in Q2, 6 of which sold. Although that’s a lot more units than were for sale in Q1, 5 were the oceanfront Aloha Suites, starting at $1,670,000 and 5 were leasehold. Two of the attractively priced leasehold units sold.
There is demand for studio units, but there have been no active fee simple units listed since February. Anybody want to sell a studio unit???
