"To improve or not to improve"? That is the question... The majority of my sales here on the Big Island of Hawaii, are land sales...I love selling land, the potential inherent in land is very attractive to me and I meet so many wonderful people. The sellers almost always have the same questions for me; How much? How fast? What can I do to improve either one of the above? First question can be answered by a review of the market data, second question can also be answered by a review of the market data. But the third question usually involves a (1 comments)

Just this afternoon I had a suprise visit from two ladies...(I started off assuming they where lost tourist)...usually I dont accept non appointment callers as it means I have to put another appoinment off or I get waaayyy behind on my "chores" but they apologized so nicely and explained that they had intended to look me up & call the next day, but they had been walking by and just saw my office sign, so decided to come up and say hello, totally understood that I was busy and would come back the next day...of course I made time for some one that considerate (2 comments)

Ho'olaulea is basically a Hawaiian Block party and it has taken over downtown Hilo one more time! Every year on the last Saturday of September downtown Hilo town is hoppin! 3 Concert stages set up right across from the beautiful Hilo Bay, the music starts PUMPIN and the people start JUMPIN! The line up this year includes; Ten Feet, Mana o Company, Rebel Souljahz, Ekolu, Sudden Rush, Hookoa, Waiolama, Island Harmony, Darlene Ahuna, Mixjah, Tropical Blend and this doesn't include the strolling minstrels and the vendors! KWXX Island Music station puts on this event every year with a few appreciated sponsors and Hilo literally shuts down the (2 comments)
hawaii land: Hawaii enacts Act 137 resulting in mass confusion and lack of client service!

Oi! I appreciate our law makers I really do... but they have me befuddled now... Act 137 is called the "Mortgage Rescue Fraud Prevention Act", more likely it will be the "Client Service Prevention Act". The intent is good but in practice...well... I guess a few rotten apples really have spoiled the barrel! This is the actual wording; The term distressed property is defined by Hawaii's Mortgage Rescue Fraud Protection Act ("the Act") as follows: Any residential real property that:
(1) Is in foreclosure or at risk of foreclosure because payment of any loan that is secured by the residential real (12 comments)
