Part of preparing to stage a house begins with decluttering.  The homeowner must begin the process of moving, at this point, by packing up unnecessary items or unloading things they no longer need/want.  Home stagers can guide homeowners through this process but ultimately it is the homeowner that must make the final decision.

It's not often I get to sit and watch television in the morning.  I left NBC on this morning in the living room while catching up on emails.  It was just loud enough that I could hear what was going on if I tuned in. 
Thankfully, my ears perked up at the perfect time as the clip with Barbara Corcoran on the Today Show came on.  I heard something said about 'Curb Appeal' and quickly stopped what I was doing to sit for a minute and watch.  If you didn't get to tune in...take a peak.

More and more, I'm finding that most sellers do not know how much to expect to spend to properly prepare their home for sale.  When meeting a prospective client to discuss staging their home, whether it be Vacant or Occupied, I typically will quote that they should budget about 1% of the listing price of the house to completely stage it.  Does it mean that 1% is the number in stone they should expect to lay out?  Not necessarily.  But, I think the idea behind it is, the more expensive the home, the more they should expect to spend to stage … (11 comments)
