rental property: What do you do when a tenant vacates and leaves personal property behind? - 12/21/11 04:44 AM
If the tenant has vacated and left behind items the landlord must keep the items for 18 days. You must also send notice of abandonment of personal property to the last known address. If resident claims the items you can charge for storage costs. If tenant does not claim items and they are less than $300 you can dispose of them...if valued more than $300 they must be sold in public auction.

It is important for your home and rental property to always practice preventative maintenance.

Check smoke detectors. Change batteries at least once a year Use licensed, insured contractors...check to be sure  Change HVAC filters regularly (once a month for warranty, at least quarterly) Keep roof gutters clean-twice a year (April and October)

rental property: Neighbors complaining of Tenant's constant barking and growling dog - 11/26/10 04:17 AM
A pet that is disturbing other residents might be a lease violation.  If the lease does allow pets there is a section that tenants need to refrain from unreasonable disturbances and in this case you can serve a perform or quit notice.

rental property: Legal Question:Tenant moved and left items in a shed on the property - 11/12/10 08:14 AM
First try to make contact with the tenant. If the tenant does not respond and you have taken back possession of the property then determine the value of the items. If the value is more than $300 and not claimed within 18 days you must sell through a public sale. If the items are worth less than $300 and not claimed by 18 days then you can dispose of them.

rental property: Attack of the Bed Bugs - 09/01/10 03:01 AM
Forget Godzilla the problem is much bigger …or is it smaller? New York City has been attacked by tiny, and mostly annoying, bed bugs.  The Bedbug Disclosure Act passed on August 30, 2010 demanding landlords inform tenants of previous bed bug infestations. This will include a one year history. Recent infestations to hit NYC have been reported in The Empire State Building, movie cinemas, and retail stores.

rental property: May 2010 Housing Market - 07/08/10 04:18 AM
With the tax credit expiration, May 2010 homes sales declined to record lows.
CNNmoney.com reported sales in the west decreased 50%. The northwest declined by a third. The South and Midwest by 25%.
I do not think the housing market can fully recover until the unemployed rates decline.

Fannie Mae will not allow new mortgages for 7 years for those that have walked away from their payments and did not try to work it out with their servers and were able to make payment.

What are some thoughts on this?

rental property: Planing a renovations, repair, or painting project? - 04/02/10 04:03 AM
New federal Environmental Protections Agency (EPA) rule is slated for April 22, 2010.Any work that disturbs paint surface on structures build prior to 1978 will now need to be in compliance with the new EPA lead based paint rule. Regulations included new training requirements, notifications/disclosures, safe work practices, clearance requirements, and record requirements.  As property managers it is our responsibility to ensure that the Renovation, Repair, and Painting Rule is being followed in order to protect the public health of our tenants. rental property: don't let the bed bugs bit - 03/25/10 07:23 AM
"don't let the bed bugs bit" used to be a sweet saying while putting children to bed.
I currently manage an apartment where a tenant brought in a mattress that had bed bugs also known as “Cimex lectularius”.  Always inspect adjoining rooms or apartments.  As property managers for the owner we have a obligation to provide a habitable environment for residents, this does include infestations. "don't let the bed bugs bit...if they do pick up a shoe and hit 'em black and blue" (don't pick up a shoe, pick up a phone and call a licensed pest control operator)

rental property: Manhattan Rental Update March 2010 - 03/04/10 12:45 AM
Rental market might be going back toward a landlords market with vacancy rates going down in Manhattan.  But, with high unemployment the market is still full of uncertainty. It is still a good time for renters to find deals. Upgrade neighborhoods, first month or even two months free.

rental property: the housing market is fragile. - 02/05/10 02:05 AM
1 in 4 borrowers are underwater. A moral and legal battle remains in the front of owners minds.Walk away from their contract? Some homeowners are even hoping for foreclosure.  Why? This will drop your credit score, old house will go back to the bank, and you are able to buy another similar cheaper house. What advice would you give your clients?

In October I attended the NARPM® : National Association of Residential Property Managers 2009 Convention.  The convention was held in Orlando, FL.  The 2010 convention will be in Seattle, WA.
The NARPM convention is a great way for property managers to learn new ideas and network with fellow managers across the country.

rental property: How long does it take to rent out a property? - 07/02/09 05:21 AM
Owners ask me this all the time. How long does it take to rent out a property? I started advertising a property last Thursday and today (one week later) I am moving tenants in. I cannot change the location therefore; my variables are property conditions and price.
I ask myself these questions:
Is the rental price competitive? Is the property rent ready?  If my answers are Yes then even in this slow economy we are quickly renting out property!

rental property: Prevent Evictions with Good Tenants - 06/23/09 09:24 AM
I recently started managing a condo for an owner. The owner placed the unqualified tenant and when rent was not coming in they hired me to manage the property and possibly evict the bad tenant. Once I took over management the tenant paid for two months then went back to their old habits.  The Unlawful Detainer is now underway. Once the property is vacant I will place a qualified tenant.
When owners are placing tenants-it is important to properly qualify your tenants with credit checks, rental references and verifiable income. For help on leasing out your rental property contact HomePointe Property … (2 comments)

12% of Homeowners are behind on their mortgage. This means more foreclosures to hit the market.
We have not hit the bottom yet...

For those buyers of Foreclosure properties remember you must give tenant of a month-to-month a 90-day notice to terminate.
