fort lauderdale: South Florida Market Update--Flashes of Good News!

Home equity in the first quarter rose to $6.7 trillion, the highest level since 2008, as homeowners taking advantage of record-low borrowing costs to refinance their loans brought cash to the table to pay down principal. The 7.3 percent gain was the biggest jump in more than 60 years, according to an analysis by Bloomberg of Federal Reserve data. As of April 2012, 1.5 million homes are in shadow inventory, which is a 14.8 percent decrease from last year in April when the number of homes hiding in the shadows was 1.8 million, CoreLogic reported Thursday. To Today, Clear Capital (a leading provider of intelligent valuation solutions for the mortgage and lending industries) released its monthly Home Date Index Market Report, which contains a small degree of pure optimism. In 2012, Clear Capital is forecasting U.S. home prices to show continued stabilization with a slight gain of 0.2 percent across all markets. That would put national home prices near levels not seen since 2001. If this prediction rings true, it would be the first time since 2006 that prices have landed in a positive direction.

1. Buyers Will Return—In 2011, a lack of consumer confidence in the economy dramatically impacted the housing market. Many buyers were fearful to purchase any big ticket item. As 2011 came to an end, consumer confidence began to return and sales increased. Economic conditions and consumer sentiment will continue to improve during this election year.

Seven Isles is a wonderful neighborhood and superbly located just north of Las Olas Boulevard. HISTORY OF SEVEN ISLES-- W.F. Morang arrived in Fort Lauderdale from Boston in the early 1920's and participated with other developers in the land boom era of 1923 to 1926. His company, W.F. Morang & Sons, Inc., helped develop a dredge some of the finger islands around the city including the 80 acres currently called the Seven Isles. Within these 80 acres, his first projects included Rio Vista Isles where he dredged canals and built roads and bridges before dredging the area north of Las Olas Boulevard (0 comments)

Below please see the actual numbers for real estate sold/pending in Fort Lauderdale, FL, for 7/08 through 9/09. The important information to note is the Sold properties have INCREASED 34.7% during this time period. In addition, pending sales have increased 95.7%--however, the question will be--do all pending sale close? The average price per square foot currently is $192.00. Finally, in all property on the market (condos and single-family homes) there is a 13.2 month supply. While a normal supply of properties is about 6-9 months, this number isn't bad--considering how much of an inventory we've had in the past. If anyone (2 comments)
