amanda hall: Obedience means I might have a bad connection and our call gets dropped. - 06/01/10 11:54 AM
If you are on the phone with me and suddenly discover that you are talking to dead air then one of two things just happened.
1.  The call was dropped due to a weak cell signal.
2.  The call was dropped because I just knew you were about to say something you'd regret.
Mary Lou is an incredibly nice lady with a nose for things that just smell bad.  When we first met, she told me how she'd worked recently with another agent that she terminated the business arrangement with because MAry Lou didn't feel like the agent was looking out for her best interests.  Apparently … (81 comments)

amanda hall: They're all 1st Time Home Buyers These Days... - 05/21/10 05:40 AM
If your 2nd time homebuyer bought their first home within the last 6 years, they are probably used to newer homes with bright shiny fixtures, large open kitchens that overlook the gathering areas and ginormous master suites with 3.5 secondary bedrooms and a loft gameroom upstairs in which to hide their 3.1 children.
Your 2nd time homebuyer under the age of about 40 is used to having it all and then some and they are used to having it fairly easily.  Don't forget that the 1st time homebuyer of 2005 was able to qualify for a mortgage almost faster than the time it takes to order … (5 comments)

amanda hall: I'd like to buy a vowel. Expert Designations kinda scare me a little. - 05/15/10 09:53 AM
I recommend that if you plan on practicing real estate past tomorrow that you do more than just consider getting as much distressed property/seller training as possible.  Given the market conditions we face now and in the future, I think it should be required that all licensees know how to assist distressed homeowners in sorting through their many OPTIONS.  I DO recommend the CDPE class as the first of many steps toward helping distressed homeowners with one of the most challenging situations they'll face in their adult lives.  (Although I do think the CDPE folks should update the printed material to 2010 since … (118 comments)

amanda hall: Beat The Market -- Eliminate the "Guesstimates" & Get a Pre-Inspection - 01/17/09 03:56 AM
Clear the clutter, clean the house and paint the walls.  Check.
Water the lawn, pack a few boxes and update the fixtures.  Check.
I recommend that seller's hire a professional inspector to check all major systems of their house prior to going on the market so that when they receive a contract from a buyer to purchase, they stand a stronger chance of making it to closing and walking away with as much equity as possible.
In Texas, when a buyer offers to purchase … (10 comments)

amanda hall: Does the Buyer's Agent Really Have a License? - 12/28/08 02:25 PM
How many times have you received an offer on a listing and checked out the cooperating Broker to verify that they are licensed to sell real estate?
As I am sure is the case in many states, it would be easy for a former Texas Real Estate Broker to pose as a current Broker and collect a fee at closing without a license...that is if the listing Broker isn't paying attention.
The law in Texas states that real estate related commissions cannot be shared with any person or entity that isn't properly licensed.  If the Listing Broker pays the co-op fee to … (34 comments)

It's not just a CMA, It's a TMA.
CMA stands for Comparable Market Analysis.  A CMA is a compilation of data that is gathered from the Multiple Listing Service (MLS). The MLS is used by Realtors® as well as licensed appraisers and it provides information regarding properties that have been or are currently being sold on the market.  The data is used to assist in determining marketable value for a subject property by comparing the subject to similar properties for sale now and those that have sold in the recent past.  Sold data is often referred to as a "comp".

amanda hall: Neighborhood Care Teams--A WAY TO SAVE ON GASOLINE! - 05/14/08 04:08 AM
I just posted a blog challenging Active Rain Members to help out in their local neighborhoods.  From there, I cruised over to Adam Waldman's Blog that offers great ways to save on gasoline.  Adam's blog inspired me to add to the concept of Neighborhood Care Teams with a way to save on the expense of gas as well.
When I go to the grocery store, I like to stock up.  I plan ahead for meals and try my best to make sure I have every ingredient I need.  No matter how long my list is, I always forget that one item.

amanda hall: Neighborhood Care Teams--A Realtor Challenge - 05/14/08 03:13 AM
I have the best neighbors a homeowner could ask for.  We borrow eggs, we carpool, we watch over each other's homes while on vacations, most of us even have a key to another neighbor's home.  I truly live in a fantastic neighborhood and the single most important reason I haven't moved is because of the wonderful people who live around me.
Yesterday, my closest neighbor family faced an emergency with one of their children.  Their sweet little 10-week old baby boy was taken to the hospital after it was discovered he wasn't breathing.  Dad had to stay home with the two oldest children while mom and the … (16 comments)
