March 7, 2012Spring tends to be the busiest time of year, and we are seeing increased visitors to Maui in general. According to the Hawaii Tourism Authority (www.hawaiitourismauthority.org), Maui began 2012 with visitor spending in January, the highest on record for that month. Total arrivals to Maui rose 8.7 in January 2012, when compared with 2011: primarily due to increases in visitors from Canada (+12.7%), U.S. East (+7.1%), U.S. West (+2%) and Japan (+7.1%). I found it interesting that the number of visitors was up from California but down from the other West Coast states of Washington and Oregon.With increased visitor … (0 comments)

One of the questions I'm most often asked is how today's market relates to the peak. Rather than just guess, I decided to really find out, and prepared a Market Report, with annual comparison's for the past ten years for each neighborhood in the Kapalua Resort.
In reviewing market conditions from 2000-2010, for the most part, we see a 30-60% decline in average sale price (SP) over the market peak, with the majority of condominiums down about 30-40%. Changes in the Kapalua, Maui Real Estate Market.
The Kapalua Resort has showed an increase in market activity with two new pending sales this past week:
Newly pending are Ridge Villa 1511, listed at $899,900, and 1000 Sunset in Pineapple Hill, listed at $2,645,000.
These two escrows join two others from August: My listing at Kapalua's Bay Villa 23G2, listed at $1,395,000, and Golf Villa 26P1-2, listed at $750,000.
The sale of 1511 will be the first at the Ridge Villas in over a year. As there have not been comparable sales in that time, this should be a helpful marker of the current values at the Ridge … (2 comments)

I am pleased to announce the latest sale in the Kapalua Resort. My listing at the Bay Villas 21G5 is an oceanfront, townhouse floorplan one bedroom/two bathroom. Listed at $1,100,000, the villa closed escrow at $1,065,000.
The Bay Villas are comprised of 141 oceanfront and oceanview villas, with 22 villas currently listed for sale. Pricing ranges from $795,000 to 1,995,000 for one bedroom Bay Villas, and $1,549,000 to $2,195,000 for two bedroom floorplans.

The Realtor's Association of Maui has posted its May 2009 statistics. While activity has been slow overall for year to date over last year, it does seem like there has been an increase in activity in the Kapalua Resort, with five new escrows.
The activity focused largely at the Golf Villas, which reflects the lower price range of the Kapalua Resort Market. A 1-bedroom listed at $599,000 is now pending, as are two 2-bedroom listings at $600,000 and $650,000. The lowest priced oceanfront one bedroom at the Bay Villas, at a list price of $1,100,000, is also pending sale.

The Kapalua Spa is absolutely stunning. I had the opportunity to preview it with the Kapalua Club, and am thrilled with the newest amenity in our resort.
Entering the building, you are greeted with a view overlooking the Coconut Grove and Kapalua Bay. Waterfall features and fire bowls frame the view. To the left is the juice bar and gift shop (already stocked with jewelry, skincare and spa products!) and the flex room (for those looking forward to yoga classes). The pulse of the Kapalua Resort real estate market is getting stronger, if the price is right.
A flurry of activity occurred when a bank owned property was listed in Pineapple Hill I at $1,700,000 As Is. An offer was received immediately, and the property is now pending sale. Due to the status of the property, this represents a decline over recent sales of homes in Pineapple Hill I which averaged $2,358,333 since January of 2008.
There is also a notable price reduction of a one bedroom Golf Villa to $545,000 which is now the lowest listing price in the resort.
