The Kapalua Resort continues its transformation for the positive with new ownership groups now in place for the resort's two most prominent properties, the Ritz-Carlton, Kapalua and the Residences at Kapalua Bay.

I’m often asked what the Ritz-Carlton Club® and Residences, Kapalua Bay are like. So on a beautiful day here in Kapalua, I took a walk through the property and photograph the grounds and the model villa. Kapalua Golf Villas: The Market is Moving
I am pleased to announce that in response to the price reduction of Kapalua Golf Villa 15V3 to $560,000 yesterday, we received an offer and placed it into escrow today.
This is continued evidence of a pick up in the real estate market in Kapalua. The momentum has been largely in the lower end of each market segment. For example, condos in the $500-1,000,000 range and homes in the $1.7-2,700,000 range have constituted the bulk of the sales.

Changes in the Kapalua, Maui Real Estate Market.
The Kapalua Resort has showed an increase in market activity with two new pending sales this past week:
Newly pending are Ridge Villa 1511, listed at $899,900, and 1000 Sunset in Pineapple Hill, listed at $2,645,000.
These two escrows join two others from August: My listing at Kapalua's Bay Villa 23G2, listed at $1,395,000, and Golf Villa 26P1-2, listed at $750,000.
The sale of 1511 will be the first at the Ridge Villas in over a year. As there have not been comparable sales in that time, this should be a helpful marker of the current values at the Ridge … (2 comments)
