Coconut Grove Kapalua Luxury Condominium Market Update, June 2015The Coconut Grove, situated on Maui's Kapalua Bay is one of the most sought after communities in the Kapalua Resort.

There are 755 condominiums and 243 home sites in the Kapalua Resort.  It should be noted that some have been combined to create larger lots, and there are oceanfront 3 parcels that are not part of a subdivision. As of June 1, 2014, there have been 20 sales in the Kapalua Resort with an average sales price of $1,979,624 and a sales volume of $39,592,499.  In the same period in 2013, there were 24 sales with an average sales price of $1,816,437 and a sales volume of $43,594,500.
While the market today may appear to be slightly less robust, the sales volume and average sales price was buoyed last year by an oceanfront home sale at $9,700,000.  As the average sales price has increased without an outlying sale and fewer sales, the market does appear to be strengthening somewhat in terms … (0 comments)

I'm pleased to announce the closing of Kapalua Bay Villa 20G1-3 at $1,725,000.  This two bedroom, three bathroom, beautifully updated Bay Villa is perched overlooking the white sand beach at Oneloa Bay.
This is the 4th sale at the Kapalua Bay Villas this year.  While sales activity is down slightly from the same period of time in 2013, from 6 to 4, the average sales price is up from $957,333 to $1,199,750.

When examining 2013 as it compares to 2012, it's noteworthy that there were fewer sales, at higher average prices and a significantly higher sales volume.
In reviewing the last decade, the number of sales peaked in 2004, while the peak of the market in terms of average sales prices and volume was in 2006/2007.  The question everyone has asked since the peak, is when is the bottom.  In reviewing the data it appears that for Kapalua real estate, it was in 2012.

With the year end, we saw a flurry of sales in West Maui. In examining the markets in Kapalua, Kaanapali, Launiupoko, and oceanfront/beachfront residences, the markets were fairly level markets in Kaanapali and Launiupoko. The biggest market changes were in Kapalua Resorts, where there was a 32% increase in the number of real estate transactions, while there was a 23% decline in total sales volume ($). The Ritz-Carlton, Club and Residences is Kapalua Resort's newest condominium property.  Launched in 2009, the property consists of 84 wholly owned condominium units and 62 fractional ownership units (1/12th ownership). 
As many of you know, the lienholders for the Ritz-Carlton Club and Residences, Kapalua Bay development filed for foreclosure earlier this year. At the initial foreclosure hearing in December, Island Acquisitions bid $55 million. The foreclosure is subject to court confirmation in January, 2013 and bidding can be reopened at 105%, or $57.5 million.On December 31, 2012, the current management contract with Ritz-Carlton management will expire.

The Ritz-Carlton Club and Residences®, Kapalua Bay will be going to foreclosure auction on Monday,  December 3, 2012. On June 13, 2012 a notice of foreclosure was filed by the lien holders, and all sales of both fractional and whole ownership units were suspended. I plan on attending the auction in Honolulu and will post an update afterward to my blog.

Opened on May 31, 2009, the Ritz-Carlton Club and Residences®, Kapalua Bay is Kapalua’s newest residential condominium community. Situated on 21 oceanfront acres, a stone’s throw from Kapalua Bay, the Ritz-Carlton Club and Residences® are comprised of just 84 private ownership Residences, and 62 fractional residences (1/12 ownership) that are managed by the Ritz-Carlton Club®.
