A new Residence has just been listed at the Montage Residences Kapalua Bay. Residence 2602, listed at $4,600,000, is the first condominium offered for resale at the Residences since 2011. Originally branded the Ritz-Carlton Residences at Kapalua Bay, the developer sales began closing in 2009 and ended in 2011. The Residences are some of the largest condominiums offered for sale in Maui, with floorplans ranging from 2789 sq. ft. to 4055 sq. ft. The Residences at Kapalua Bay Sales History: There has been only one resale, 1305, which closed at $2,850,000 in 2011. It has been announced that Montage Hotels and Resorts will take over as the operator of The Residences at Kapalua Bay. The Pacific Business News reports this transition will take place later this summer (sometime in August).
In recent years, Montage Hotels and Resorts have received numerous awards and accolades, including World’s Best awards from Travel + Leisure and Conde Naste Traveler. The confirmation hearing for the Residences on Kapalua Bay (formerly the Ritz-Carlton Residences, Kapalua Bay) took place this morning at the first circuit court. The judge first heard a motion to intervene on behalf of an original reservation holder in the developer sales. Three parties bid, with a starting bid of $60 million, bid up to $100 million in 22 increments.

The Ritz-Carlton, Club and Residences is Kapalua Resort's newest condominium property. Launched in 2009, the property consists of 84 wholly owned condominium units and 62 fractional ownership units (1/12th ownership). As many of you know, the lienholders for the Ritz-Carlton Club and Residences, Kapalua Bay development filed for foreclosure earlier this year. At the initial foreclosure hearing in December, Island Acquisitions bid $55 million. The foreclosure is subject to court confirmation in January, 2013 and bidding can be reopened at 105%, or $57.5 million.On December 31, 2012, the current management contract with Ritz-Carlton management will expire. Opened on May 31, 2009, the Ritz-Carlton Club and Residences®, Kapalua Bay is Kapalua’s newest residential condominium community. Situated on 21 oceanfront acres, a stone’s throw from Kapalua Bay, the Ritz-Carlton Club and Residences® are comprised of just 84 private ownership Residences, and 62 fractional residences (1/12 ownership) that are managed by the Ritz-Carlton Club®. So on a beautiful day here in Kapalua, I took a walk through the property and photograph the grounds and the model villa. Last night Chris Evert mingled and talked with members of the Kapalua Cluband at the Kapalua Beach Club. Located on the grounds of the Ritz-Carlton Club and Residences, Kapalua, this sweet little spot provided an intimate gathering place for a Q&A session with the tennis great. I was impressed with her humor and candor as she fielded questions that ranged from her take on current players, fame, nutrition, and legends tournaments. The Kapalua Club's private Beach Club is one of my favorite places to spend a sunny day off. From the saline infinity edge pool and hot tub, to the lounge chairs overlooking Kapalua Bay, there is no prettier spot to relax. Sunsets have been spectacular lately, and I find myself wandering down there to take in the sunset after work each day.
