After nearly 20 years in this profession, I am constantly falling in love with Maui over and over again. I am so thankful to work with amazing people--clients, lenders, escrow officers and fellow real estate professionals.

As the holidays approach, Kapalua is awash with palm trees with sparkling white lights. The Ritz-Carlton, Kapalua is a favorite destination for visitors and locals alike, with thousands of twinkling palms. The winter swell brings large waves to Maui's famous Honolua Bay, and people line up along the cliffs to watch the surfers. And visitors from all over the world begin to arrive for a week or two of sunshine amidst a cold winter.

April 4, 2012It has been a beautiful winter and spring here in Kapalua, and there is a sense of optimism in the real estate market. If we were to compare the first few months of 2012 with 2011, there have been 14 sales to date vs. only 9 in the same time frame. The total dollar volume remains fairly constant ($25,611,000 in 2012 vs. $24,560,300 in 2011). However, it is noteworthy that the 2011 figure was significantly increased by the sale of a $14 million home, and without it, the volume would have been less than 50% of that achieved so … (0 comments)

March 7, 2012Spring tends to be the busiest time of year, and we are seeing increased visitors to Maui in general. According to the Hawaii Tourism Authority (www.hawaiitourismauthority.org), Maui began 2012 with visitor spending in January, the highest on record for that month. Total arrivals to Maui rose 8.7 in January 2012, when compared with 2011: primarily due to increases in visitors from Canada (+12.7%), U.S. East (+7.1%), U.S. West (+2%) and Japan (+7.1%). The Kapalua real estate market is moving along with nice momentum considering it is so early in the year. Last year, as of this time, the resort had just two sales for a total dollar volume of $4,583,300. This year, we have had 9 sales, with a total volume of $19,891,000.
So far, the sales in the Kapalua Resort have been concentrated at the low and higher ends of the market, with a low of $515,000 and a high of $5,000,000:

Kapalua Ridge Villas Market Update:
With just 161 villas on 21.5 acres perched overlooking Oneloa Bay, the Ridge Villasare a popular vacation destination here in the Kapalua Resort. At the time of this posting, there are 19 active listings in MLS, with asking prices for one bedroom villas ranging from $699,000-$1,050,000 and two/three bedroom villas ranging from $1,100,000 to $1,750,000.

Kapalua, Maui: Real Estate Update
The Kapalua Resort real estate market has steadily been picking up momentum since the beginning of 2010. In fact, the market activity has outpaced the same time period in 2009 by 200%.
The average sale price has dropped 7%. The movement seems to be largely at the low and high end of the markets. The low sales price dropped 26%, while the high increased 53%. Properties are spending longer time periods on the market, as Buyers are selectively pursuing properties that are either in ideal locations or priced aggressively.

Our listing, Ridge Villa 2122, has been reduced to $630,000. This townhouse floorplan overlooks the eight hole of the Kapalua Bay Course. The villas with this westward orientation are often favored for their sheltered locations, out of the prevailing trade winds.
As of today, there are 26 active listings at the Ridge Villas, ranging from a low of $630,000 to a high of $1,895,000. Of those active listings, 17 are one bedroom floorplans, 7 are two bedroom floorplans, and 2 are three bedroom floorplans (this is a conversion of a two bedroom loft-style floorplan to a three bedroom).
