The Kapalua Golf Villas is one of the Kapalua resort's most popular properties. Nestled along the Kapalua Bay Course, the Golf Villas feature one and two bedroom floor plans overlooking the fairways to the Pacific Ocean.
At the time of this post, there are 19 Kapalua Golf Villas listed for sale, with pricing ranging from $649,000 to $1,095,000.
There have been five Kapalua Golf Villa sales since January, 2016. Sales have ranged from $730,000 to $965,000 and averaged $684/sq. ft.

I'm pleased to announce the closing of Kapalua Bay Villa 20G1-3 at $1,725,000. This two bedroom, three bathroom, beautifully updated Bay Villa is perched overlooking the white sand beach at Oneloa Bay.
This is the 4th sale at the Kapalua Bay Villas this year. While sales activity is down slightly from the same period of time in 2013, from 6 to 4, the average sales price is up from $957,333 to $1,199,750.

Situated on over 15 acres, the Golf Villas is comprised of 186 villas in 16 buildings.At the time of this posting, there are 19 active listings (approximately 10%), with 4 pending sales, and 8 sales since January 1, 2012. One of the questions I'm most often asked is how today's market relates to the peak. Rather than just guess, I decided to really find out, and prepared a Market Report, with annual comparison's for the past ten years for each neighborhood in the Kapalua Resort.
In reviewing market conditions from 2000-2010, for the most part, we see a 30-60% decline in average sale price (SP) over the market peak, with the majority of condominiums down about 30-40%. Maui Land & Pineapple: Kapalua Resort Update
Maui Land & Pineapple (NYSE: MLP) announced that it has successfully retired all of its $40,000,000 of senior secured convertible notes utilizing proceeds from the just completed $40 million shareholder rights offering. Remaining capital from the rights offering will be used as working capital for resort and real estate development operations.
Also reported today: AOL co-founder, Steve Case, purchased MLP shares under the rights offering last week and a separate transaction today, thereby increasing his ownership of the company to 62.8%.

Our listing, Ridge Villa 2122, has been reduced to $630,000. This townhouse floorplan overlooks the eight hole of the Kapalua Bay Course. The villas with this westward orientation are often favored for their sheltered locations, out of the prevailing trade winds.
As of today, there are 26 active listings at the Ridge Villas, ranging from a low of $630,000 to a high of $1,895,000. Today Maui Land and Pineapple announced a new direction for both Maui Pineapple Company and Kapalua Land Company, operator of the Kapalua Resort:
Pineapple:After 97 years of business here on Maui, Maui Pineapple Company will cease pineapple operations. In spite of initiatives to focus on hybrid fruit, improved facilities and operational efficiency, MPC has lost $115 million in agriculture since 2002. Most recently, the company had cultivated pineapple on nearly 2000 acres around the island. The Kapalua Spa is absolutely stunning. I had the opportunity to preview it with the Kapalua Club, and am thrilled with the newest amenity in our resort.
Entering the building, you are greeted with a view overlooking the Coconut Grove and Kapalua Bay. Waterfall features and fire bowls frame the view. To the left is the juice bar and gift shop (already stocked with jewelry, skincare and spa products!) and the flex room (for those looking forward to yoga classes).
