My company bids at the foreclosure auction on behalf of our clients, and also provides hard money loans to allow those investors with winning bids to pay for those properties within the required time frame.
In Arizona, a winning bid must pay an immediate $10,000 deposit, and pay the full remainder by 5pm the next business day.
Obviously, this doesn’t allow nearly enough time for obtaining a conventional mortgage, so hard money lenders can provide the required cash in one day to allow the investor the ability to buy and control the property. If there were no hard money … (0 comments)

Negative hype.  All I've seen regarding the foreclosure market here on ActiveRain is a bunch of negative hype. The only posts I've seen have featured terrible properties, posted by agents who have not been properly educated on the space of public auction. Have you seen any solid examples of good properties purchased at auction, or heard stories of people successfully making profit in the space? Sadly, I'm not finding any. I'm here to change that right now I’d like to show you a few properties that sold at auction yesterday. These are solid investments, with great income potential.

The foreclosure auction is a place of unbridled capitalism. The property being auctioned by the Trustee goes to the highest bidder.
My company helps investors in determining the maximum bid they should make to achieve their investment objective. Anything more, and they are undercutting the profit they wish to make.
Sometimes we are outbid, and my clients feel bad about this, but I tell all my clients that they should celebrate the deal they didn’t get as much as the bid they win!

Can you really call yourself a ‘full service’ Realtor if you don’t know how to work with the people who account for 50% of all transactions?
This is a fact. In the past 5 years, investors are responsible for over 50% of all real estate transactions, and many of those transactions take place at the foreclosure auction. Most of these properties are NOT on MLS.

I have been investing in real estate for 16 years, mostly by buying properties at the foreclosure auction. For most of that time, I have been a ‘fix and flip’ investor, buying houses well below actual market value, paint them and add new carpets and some other cosmetic improvements and then quickly selling them. And I made a fortune doing it.
