Trustee Sale Basics - AZDRE APPROVED (C2050) 3 HOURS GENERAL CREDIT August 13th, 2014 9am-Noon. Can you really call yourself a ‘full service’ Realtor if you don’t know how to work with the people who account for 50% of all transactions? This is a fact. In the past 5 years, investors are responsible for over 50% of all real estate transactions, and many of those transactions take place at the foreclosure auction. A very typical situation: A real estate investor talks with a Realtor and asks, “Can you find me a deal?” In most cases, the Realtor will jump on MLS, and search for a "deal", some property that is selling for less than market value. They are not going to find it! Or at least not the kind of "deal" that any investor wants! Many of today’s real estate investors are "fix and flip" investors. They want in and out in 90 days. Yet another real estate agent I know told me that "there are no more deals at the foreclosure auction." When I asked if he had ever purchased a property at the auction, the answer was NO. 593 properties, totalling $106,157,772.81 were sold in the last quarter of 2012 at Maricopa County foreclosure auction. My friend is not stupid, but he is repeating some nonsense that some other agent told him, who heard it from another, who heard it from another. If you ask most agents if they are prepared to work with investors, you will probably get a ‘yes’, but that’s probably not very accurate. To be able to work with investors, you have to know what investors want, how to source inventory that is NOT in MLS, and how to source and use hard money.
