hard money: The Best Time To Find A Hard Money Lender Is..? - 10/22/14 06:28 AM
 NOT WHEN YOU NEED ONE!

Eventually, you'll have an investor client who needs to close on a deal ASAP, and needs immediate cash to purchase the property they want.

A solution to these two very common issues is hard money. Many agents overlook this as an option, when they could be using it to expand their client base, … (1 comments)

hard money: Let's Talk About Continuing Education - 09/09/14 04:49 AM

I’d like to know YOUR experiences with continuing education. Sure, you’re fulfilling the requirements of your state, but are you truly learning anything valuable? Is there a course you’d like to have available to you, that hasn’t been created yet? I don’t come across very much discussion from agents themselves regarding their continuing education. Please share in the comments!

Obviously, this doesn’t allow nearly enough time for obtaining a conventional mortgage, so hard money lenders can provide the required cash in one day to allow the investor the ability to buy and control the property. If there were no hard money … (0 comments)

hard money: Hard Money Loans Create Opportunity! - 02/07/14 07:27 AM

Somewhere right now there’s a new real estate investor who would like to get in the game of buying property at the public foreclosure auction. He is worried that if he pays cash, he won’t have enough capital left to do necessary repairs t get the house ready to sell. So this causes him to not make a bid and miss … (0 comments)

hard money: RE Agents: What You Need To Know To Work With Investors - 12/23/13 06:20 AM

Investors are looking for property that they can acquire at much less than market value, something you will probably not find in MLS. Many of the investors we deal with want to buy a property, do some repairs, and then sell it quickly. … (4 comments)
