My company bids at the foreclosure auction on behalf of our clients, and also provides hard money loans to allow those investors with winning bids to pay for those properties within the required time frame. In Arizona, a winning bid must pay an immediate $10,000 deposit, and pay the full remainder by 5pm the next business day. Obviously, this doesn’t allow nearly enough time for obtaining a conventional mortgage, so hard money lenders can provide the required cash in one day to allow the investor the ability to buy and control the property. Negative hype. All I've seen regarding the foreclosure market here on ActiveRain is a bunch of negative hype. The only posts I've seen have featured terrible properties, posted by agents who have not been properly educated on the space of public auction. Have you seen any solid examples of good properties purchased at auction, or heard stories of people successfully making profit in the space? Sadly, I'm not finding any. Hi, I’m Rick Rickert, a licensed real estate broker and investor. I have 15 years’ experience buying at the foreclosure auction and Trustee sales in Maricopa and surrounding counties in Arizona. In that time I have successfully bid on 300 properties for myself and another 3000 on behalf of my clients. So when I hear people say that there is nothing left to buy at the auction, or that there are no deals left……I just shake my head and wonder what they based that ‘information’ on. Somewhere right now there’s a new real estate investor who would like to get in the game of buying property at the public foreclosure auction. This investor knows that if he makes a successful bid, he has to pay $10,000 immediately and the remainder of the full price within 24 hours, and he either doesn’t have it or it represents his full bank roll. He is worried that if he pays cash, he won’t have enough capital left to do necessary repairs t get the house ready to sell. So this causes him to not make a bid and miss (0 comments)
