Eventually, you'll have an investor client who needs to close on a deal ASAP, and needs immediate cash to purchase the property they want. Eventually you'll have a retail client whose financing is rejected during escrow, and just needs a bit more time to be approved for a mortgage. In the meantime, these deals are usually failures and everyone walks away empty-handed.

Yet another real estate agent I know told me that "there are no more deals at the foreclosure auction." When I asked if he had ever purchased a property at the auction, the answer was NO. 593 properties, totalling $106,157,772.81 were sold in the last quarter of 2012 at Maricopa County foreclosure auction. My friend is not stupid, but he is repeating some nonsense that some other agent told him, who heard it from another, who heard it from another. If you ask most agents if they are prepared to work with investors, you will probably get a ‘yes’, but that’s probably not very accurate. To be able to work with investors, you have to know what investors want, how to source inventory that is NOT in MLS, and how to source and use hard money.
Investors are looking for property that they can acquire at much less than market value, something you will probably not find in MLS. Many of the investors we deal with want to buy a property, do some repairs, and then sell it quickly. (4 comments)
