The most valuable lesson I've learned is when buying an investment property, one must have a solid exit strategy in place before making any moves, hence the title: "Exit First - How to Make Extraordinary Profits at Ordinary Auctions".
Who should read this book? Real estate investors, real estate agents who serve investors, and most importantly, real estate agents who are not currently serving investors; if you're not serving investors, you're missing out on nearly half of the market. Eventually, you'll have an investor client who needs to close on a deal ASAP, and needs immediate cash to purchase the property they want. Eventually you'll have a retail client whose financing is rejected during escrow, and just needs a bit more time to be approved for a mortgage. Negative hype. All I've seen regarding the foreclosure market here on ActiveRain is a bunch of negative hype. The only posts I've seen have featured terrible properties, posted by agents who have not been properly educated on the space of public auction. Have you seen any solid examples of good properties purchased at auction, or heard stories of people successfully making profit in the space? Sadly, I'm not finding any. I'm here to change that right now I’d like to show you a few properties that sold at auction yesterday. These are solid investments, with great income potential.

Can you really call yourself a ‘full service’ Realtor if you don’t know how to work with the people who account for 50% of all transactions? This is a fact. In the past 5 years, investors are responsible for over 50% of all real estate transactions, and many of those transactions take place at the foreclosure auction. Most of these properties are NOT on MLS. The American Academy of Real Estate in Mesa has CE credit classes you need if you want to work with investors and attract them like a magnet.

I have been investing in real estate for 16 years, mostly by buying properties at the foreclosure auction. For most of that time, I have been a ‘fix and flip’ investor, buying houses well below actual market value, paint them and add new carpets and some other cosmetic improvements and then quickly selling them. And I made a fortune doing it.
In order to make money doing this, there has to be sufficient spread between the selling price at auction, and the actual market value. You have to figure in all your costs for improvement and all the holding (0 comments)

Yet another real estate agent I know told me that "there are no more deals at the foreclosure auction." When I asked if he had ever purchased a property at the auction, the answer was NO. 593 properties, totalling $106,157,772.81 were sold in the last quarter of 2012 at Maricopa County foreclosure auction. My friend is not stupid, but he is repeating some nonsense that some other agent told him, who heard it from another, who heard it from another. There are so many stories in the media depicting banks and other lenders as predatory monsters for trying to foreclose on people who haven’t paid their loan as promised. It’s easy to see them as villains, forcing a family out of their home. I know there is real pain out there. People who have been laid off from long term jobs that they held. Medical bills, investments that didn’t turn out, bad luck, and bad decisions. I truly feel for them.
