      <title>New Year's Resolutions</title>
      <description>So every year we sit down and make a list of resolutions: changes we want to want, things we want to accomplish, places we want to go...okay, you get the picture.  So this year as I sat down to make my list I thought long and hard about what I wanted, and what would be beneficial to our client's, friends and  family in regards to the real estate market.
So we decided to start first with this blog.  We are going to expand what we post about on this blog to include not only real estate...but also things that are important to our team.  For example, Sue is quite the traveler.  Sue has many travel tips and also favorite destinations she can recommend  And Brian, well he is an amazing chef.  Brian has won many awards for recipes he has created and he would like to share those with you.  And me, well I am an AVID couponer and work with our coupon ministry at www.ClipShopShare.com.  Last year we donated almost $30,000 in items purchased for less than $300 out of our pockets.

      <title>Tippecanoe High School Homecoming Events 2010</title>
      <description>Oh to be back in high school!  This year  marks 15 years since I graduated from Tippecanoe High School and 22 years since my brother (and business partner) Brian Amlin graduated from Tippecanoe High School.  Not sure on the math...but I believe our Boss (and mother) Sue Amlin graduated from her high school in Georgia 43 years ago!  Wow!
Nevertheless, it's that wonderful time of year...Homecoming 2010!  This year Tippecanoe High School's theme is "The Sweetest Dance Ever" and it seems they might be using "Candy Land" as a model for decorations.  And based on the schedule many of the traditional events and activities will be happening including Spirit Days, Powder Puff, Bonfire, Parade, Crowning the King &amp;amp; Queen and of course the Dance.

Single-family transactions reported to the Dayton Area Board of REALTORS®' MLS reached 852 in August, an increase of 75 units (9.6%) more than July's total. However, in a year-over-year comparison, this figure showed a decline for the second month in a row. August totals in 2009 showed 1,011 completed sales, 159 (15.7%) more than this year's total. Still, this was an improvement over the 25.8% year-over-year decline comparing July 2010 with the previous July.
Sales volume generated from August's activity reached over $ 109.7 million and the average sale price was $128,824, slightly higher than this year's July average and nearly identical to last August's average of $129,214. The median sale price for August was $109,900, a 4.4% decline compared to $115,000 last August.
Year-to-date, Dayton remains ahead of 2009's sales activity with 7,149 transactions thru August, compared to 6,920 last year. Single-family sales volume through eight months this year has reached over $895.5 million, a 6% increase over last year's $845 million though the same time period.
Year-to-date average sale price stands at $125,271 per unit, 2.6% higher than last year's $122,118 at the same time. The median is still up 5.3%, $108,500 this year compared to $103,000 in 2009.
Single-family listings entered into the MLS in August totaled 2,159, an 11% increase compared to last year's August figure of 1,944. Listings entered throughout the January-August period now total 16,973, 8% more than through August 2009 during which time 15,719 entries were posted.
The overall available inventory of single-family homes in the MLS stands at 9,125 listings and the current supply based on August's pace of sales stands at 10.7 months. This is down from the 11.8-months supply which was in place at the end of July. Last year at the same time 8,744 listings were available with only an 8.6-month's supply.

      <description>Dayton Area Home Sales for July 2010, by Dayton Area Board of Realtors
After a very strong first half of 2010, July posted the first declines of the year compared to the same month in 2009. It's not all negative news however, as the year-to-date figures still show Dayton area home sales in much better shape than in recent years.
A total of 777 single-family properties changed hands in July, compared to 1,048 in 2009, a decline of 26%. These sales generated $99.5 million in volume and an average sale price of $128,075, down 8.38% from last July's $139,786.
The median sales price came in at $107,100, compared to $115,000 during the same period in 2009, a decline of 6.8%. The percentage of sale/list price remains up .06%.
"As an industry, we are not overly concerned about the decline in sales for July.  This was due to happen at some point and is not an unusual occurrence.  Real estate is cyclical and has its ups and downs," stated Deb McCuiston, president of the Dayton Area Board of REALTORS®.
The year-to-date figures show a 7.7% increase for single-family sales compared to 2009. 6,262 transactions have taken place this year compared to 5,889 through July 2009.  Sales volume is also up from $708 million last year to $782.5 million this year. Average sale price is up almost 4%, from $120,221 in 2009 to $124,965 this year. Median price is up 9%, from $99,000 to $108,950.
Single-family listings submitted in July did increase to 2,199 listings, topping last July's by 9.3%.  Year-to-date listings now total 14,831 compared to 13,769 in 2009, up 7.7%.
The overall number of single-family homes available for sale at the end of this reporting period stood at 9,224, only slightly higher than June's 9,101. The supply ratio for July stood at 11.8 months, three months longer than the supply ratio in July 2009.
"Our 2010 market has rebounded considerably from 2009 year to date," McCuiston remarked. "Interest rates are at record lows and there is a large inventory of homes from which to choose.  The list price of the majority of homes reflects the current market conditions, which translates into excellent values for home buyers.  This too shall change so don't miss this window of opportunity."
