There is plenty of good news this morning for homeowners and those who want to be. Last night Congress passed the extension for the home buyer's tax credit. This moves the deadline for closing from June 30th to September 30th, 2010. According to Florida Realtors® this may allow an additional 14,000 people in Florida to enjoy the benefits of the tax credit that would have otherwise lost out due to not being able to close on time. Tomorrow is the day the new Florida Law goes into effect allowing Homeowners Associations to go after tenants for past due fees owed by the deadbeat owners they are renting from. Owners often owe delinquent fees to their association on properties that are in foreclosure. These owners however continue to rent the properties and most of them keep the rents although they are not paying their fees or their mortgage. This law is aimed at helping associations recover fees that they are losing out on. Lee County Real Estate As of this morning the MLS for Fort Myersshows a little over 5100 single family homes available for sale that are not short sales. Last month we sold over 1400 homes in Lee County. That gives us an available inventory of approximately 3-4 months of sellable homes. What I mean by sellable is that they can be sold without waiting for months for bank approval of a short sale. As an extremely busy Realtor® here in Fort Myers Florida, I rarely get the chance to sit down and watch TV. I try to keep up on sports and the news. So as little as I get to watch TV I have been surprised that over the last two weeks I have seen so many commercials touting the benefits of the National Flood Insurance Program and the need for homeowners to purchase it. What sells homes? Better yet...What sells anything? I was told since I was very young that something was only worth what someone was willing to pay for it. So when selling a home, the value of that home is only what someone is willing to pay for it. Price sells homes. If you are in a gated community like many communities here in SW Florida then most of the homes are the same. There are very few differences between them. I work with Realtors all the time who seem to be going in so many different directions that they really aren't going anywhere. They try one type of marketing for a short period of time and then if they don't see immediate results they start trying something new. They seem to always be searching for the next gimmick that is going to fill their in box with fresh new leads. If their latest letter to expired listings doesn't land them a few new listings they switch tactics completely and start marketing on Craigslist. Competing with all these short sales and foreclosures has made it difficult for conventional sellers to get what they want out of their properties. The market determines value. My father used to always tell me something is only worth what someone is willing to pay for it.
