Hi there! Although summer is flying by, home sales have slowed slightly. Mainly
because buyers are busy with things like running kids around, or vacationing or
living life...
This is a great time to strategically consider how to prepare your home for sale.
If you'd like some ideas, go ahead and check out my ebook "How to sell your
home for top dollar fast", or give us a call and let's schedule a room-by-room
review. you can catch us at (818) 621-9897.

This week in Chatsworth we saw 11 homes sold. The selling prices ranged from

Ah! the 4th has come and gone. What a great chance to catch up with friends and
family!
One thing I found, as I made my rounds this weekend, I was inspired by a great
garden & pool area. Now I've done a bit of updating on my own landscaping.
The outcome, greater "curb appeal".
I love the look of my home as I'm driving up to it.
Now, I'm not selling my home any time soon, however, I thought you might benefit
from the idea that First Impressions are really important!
I'd love to share some more ideas with you. Simply reply to this message with your

 Hello!
I do hope you had a lovely Father's day. I saw a great commercial this week, that
reminded me of someone dear to me... It was a "Dad" building shish-kebabs at
the drill, and when the camera panned out, he was using his new Craftsman
screwdrivers. LOL
So, if you've been thinking of selling your home, maybe you've been putting your
own screwdrivers to use... or at least some spackling and paint. If you haven't,
you may want to take a look at our Seller Ebook -- How To Sell Your Home for Top
Dollar Fast! It gives some great ideas and perspectives on the best way to
prepare … (1 comments)

We lost an American icon this week. He literally & figuratively "fought the good fight".
Mohammed Ali had a presence and leaves a legacy with his children and
grandchildren, and in American culture.
As I surfed the 'net in search of just the right image or quote, I came upon the one
above, of how he'd like to be remembered. How amazing to have lived your life in such
a way that you are remembered as you'd planned. It's certainly how I remember him.
Now, let's get back to work.
The listings that were sold this week.

I trust you had an amazing long weekend, and hope that you had a minute to contemplate
those who died in battle. So, did you open your pool this weekend? Do you even have a
pool to open? I have fond memories of "opening the pool"... skating around with scrub
brushes on my feet to clean the cover, and the general merriment that comes with being
a kid ready to take the first dip of the season.
Are you ready to kick off the summer by selling your house? Give us a call at (818) 621-9897,

Have you noticed the shift? As May draws to a close and schools prepare to wrap up for the
summer, kids are either immersed in studies for exams or skating along and dreaming of pools
and summer fun. there's also a psychological shift that happens to homeowners... summer's a
time to enjoy our homes, and do the "little" things that will make it more appealing to buyers.
Have you had a chance to check out the neighbor's who've listed their homes? How do you
think your home compares? You know, I would enjoy seeing the changes (enhancements) you've made to your home since you bought it, … (0 comments)

I'm hearing rumors about the overall economy just inching along. And with this, more
questions about how it impacts the housing market.
Questions I'm hearing include...
Is affordability a major concern in today's real estate market?
Are we approaching a new housing bubble?
Are mortgage standards too tight? Or have they loosened too much?
Freddie Mac, in their April Economic Outlook, says has an optimistic about housing...
"We maintain our positive view on housing. In fact, the declines in long-term interest rates
that accompanied much of the recent news should increase mortgage market activity."
So, how does this impact you as a seller? This should give you some comfort that … (1 comments)

As I've been going around these past few months - either on caravan or with clients looking
for a home, I've noticed something really important to you, as someone thinking about selling
their own home. Here's what I've noticed:

Sellers are taking the time and effort to make their homes appealing to buyers.
Sellers are upgrading bathrooms and kitchens, adding a fresh coat of paint, replacing the shag
carpets. Granted, not all of these things are necessary, and there are some simple things that
you can and should be doing right now to make sure you’ll get the highest price … (1 comments)

How To Sell Your House In As Little As 24 Hours –
Without Ever Putting It “On The Market”!

There is a principle in psychology called scarcity—it’s the desire that’s in all of us to
want something that we can’t have.
There are some strategic ways that this principle can be applied to a real estate situation.
That’s right, I said applied—you can actually control it.  Often, the illusion of scarcity can
be orchestrated and often appears in real estate situations without people even knowing
that it’s there. Have you ever heard of a situation where a home was on the market and
more than one person was interested in it?

As you're keeping an eye on the home sales in your neighborhood, I'd like to offer an insight...
One of the major factors in getting your house to sell quickly is simply put: make it attractive.
Most buyers select their home based on emotion and then justify the decision with facts,
so it is important to make the house inviting and pleasant. Yours is not only the only
property the prospective buyer will see. You are competing with model homes that may
have been professionally decorated and homes that have no children, no pets and Mr. and Mrs. Perfection as owners.
You can find some concrete suggestions for how to make your home competitive in … (1 comments)

If You Are Thinking of Selling, Now Is The TimeIf you thought about selling your house this year, now may be the time to do it.
The inventory of homes for sale is well below historic norms and buyer demand is skyrocketing.
We were still in high school when we learned the concept of supply and demand: the best time
to sell something is when supply of that item is low and demand for that item is high. That defines today's real estate market. In a recent article, the Chief Economist for Realtor.com revealed,"Would-be buyers face
a dilemma: There will be more homes on the market … (0 comments)

Good morning, Good Afternoon, & Good Evening!
Our market is just FUN!  It seems each week brings a new and intriguing situation...
last week people were asking about investment opportunities and this week, it seems
that Luxury is the topic of the day.  How do you define luxury? Is it the price, the
space, or the feel of a place?
This is a really good time to assess if it's time for you to "move up".  Are you considering
this?  This kind of transaction takes a bit of coordination... to find a new place to live, then
have you home sell, and be able to do … (0 comments)

Did you stand in line this weekend at one of the 19,700 theatres to watch the opening weekend of Batman v Superman? Whatever happened to the days  when good guys were just good guys? And explain to me why people can't see that Clark Kent is Superman... seriously? Anyway, back to my point.    Just as millions flocked to the theaters to see this new movie that had a LOT of hype, so is the Spring market like a feeding frenzy! As a home owner/seller, this seems like a GOOD thing, right? Multiple offers OVER asking. Hoorah!   So what … (0 comments)

I'd like to share a story with you.   This week, a friend, who is very computer-savvy, had a computer issue.  She put a video of "the red screen of death" on facebook. What I found interesting was all of the comments. Everyone has some working knowledge (as end-users) of computers, right? Especially if they're on facebook. The armchair experts weighed in, with everything from "it's a virus", "you upgraded to Windows 10 too soon", and the inevitable, "this never happens with a Mac".   Come to find out, it was a failed hard drive. Nobody suggested this option. The way … (0 comments)

I was chatting with my coach the other day, and she asked me, "What do you think YOUR clients appreciate MOST about you as a Realtor?"  Although initially I thought it was my years of experience and knowledge of the market, or maybe my ability to negotiate, the reality is... I think people appreciate my ability and willingness to listen.  (My team &) I truly want to understand exactly what it is you want, and WHY you want it.  Yes,we have experience and knowledge and all the credentials, but NONE of those matter until weknow what YOU want.  So I ask you, what … (0 comments)

The housing crisis is finally in the rear view mirror as the real estate market moves down the road to a complete recovery. Home values are up. Home sales are up. Distressed sales (foreclosures and short sales) have fallen dramatically. It seems that 2016 will be the year that the housing market again races forward. However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory.

Let's look at what's happening locally.

This past week we saw 8 homes sell in Chatsworth, it sold for $309,015 - $890,000 and had a total of 1,158 sf. - 3,398 sf. Years built range … (0 comments)

Do you believe that you need a credit score of 800, 20% down, and your first-born to buy a home in Chatsworth?   Well, according to the National Association of Realtors, Ellie Mae & Freddie Mac, this is simply not true.   In 2015, the Average FICO scores of approved loans was 723. For conventional loans, it was 755, and FHA - 689.   On the Average, All buyers put down 10%, whereas first-time buyers put down 6% and repeat buyers 14%.  (The first-born thing was just a little joke to lighten the mood a little). In addition to this, rents are going … (0 comments)

The reports are in... and as we begin 2016, we're continuing to find that buyer demand continues to outpace the supply of homes for sale.

The National Association of REALTORS’ (NAR) Chief Economist, Lawrence Yun recently commented on the inventory shortage: “While feedback from REALTORS® continues to suggest healthy levels of buyer interest, available listings that are move-in ready and in affordable price ranges remain hard to come by for many would-be buyers.”

The latest Existing Home Sales Report shows that Nationwide, there is currently a 5.1-month supply of homes for sale. This remains lower than the 6-month supply necessary for a normal … (0 comments)
