As May draws to a close and schools prepare to wrap up for the summer, kids are either immersed in studies for exams or skating along and dreaming of pools and summer fun. there's also a psychological shift that happens to homeowners... summer's a time to enjoy our homes, and do the "little" things that will make it more appealing to buyers. I'm hearing rumors about the overall economy just inching along. And with this, more questions about how it impacts the housing market. Questions I'm hearing include... Sales Contracts Hit Highest Level in Months So last week, I gave you the potential pitfalls of listing your home in a HOT market. Now here's a slightly different perspective that shows that buyers are still buying! The National Association of Realtors (NAR) just announced that the February Pending Home Sales Index reached it’s highest reading since July 2015. This index means that more contracts have been signed by buyers that will soon translate to sales. February’s Index rose 3.5% month-over-month to 109.1. What does this mean for the market? I'd like to share a story with you. This week, a friend, who is very computer-savvy, had a computer issue. She put a video of "the red screen of death" on facebook. What I found interesting was all of the comments. Everyone has some working knowledge (as end-users) of computers, right? Especially if they're on facebook. The armchair experts weighed in, with everything from "it's a virus", "you upgraded to Windows 10 too soon", and the inevitable, "this never happens with a Mac". Hi there. I'm sure that you've heard that the Spring Market is the time to sell your home. The reason this idea is so popular is that yes, a LARGE number of homes sell between April and June, EVERY YEAR. Because of this, many homeowners, like yourself, might wait to put their homes on the market until then. The question is whether or not that will be a good strategy this year. Here's my position on that. More homes listed will mean greater competition for buyers. Simple economics says... as supply increases, demand decreases. More homes for sale in the market means buyers (0 comments)
I just reviewed the report from the National Association of Realtors (NAR) on the change in home sales by price point for 2015 as compared to 2014.
Some Highlights: Home Sales are up year-over-year in the top 4 price ranges and only slightly below last year's numbers in a fifth. A lack of distressed property inventory has led to a slow down in sales in the under $100K price range. As home prices continue to rise, there will be less homes available for sale in the lower ranges.
The housing crisis is finally in the rear view mirror as the real estate market moves down the road to a complete recovery.
Home values are up. Home sales are up. Distressed sales (foreclosures and short sales) have fallen dramatically.
It seems that 2016 will be the year that the housing market again races forward. However, there is one thing that may cause the industry to tap the brakes: a lack of housing inventory.
Let's look at what's happening locally.
