amy kramer realtor: Sundancer Grill for Lakefront Dining-- "AMYuse Bouche"
- 02/15/17 04:10 PM
It took awhile of living around the Hudson Bend area for us to try Sundancer Grill. I think it had been a another restaurant back several years ago and with all the great dining in and around Austin, it just never made it on our radar. Also, lakefront restaurants don't always have a good food reputation. Sundancer Grill is an exception to the rule. I could tell I would love the restaurant almost the minute we drove up. Not only did it have great lake views, it was really cute with it's bright red and yellow nautical accents on a pristine white (4 comments)
My husband knew this job would take me away many weekends and interrupt some nights and vacations, but he likely did not expect all of his new duties and responsibilities:
Pounding listing signs into the ground because most of Austin is on limestone; Running our Annual Food Drive fliers around the neighborhood (because I threw my back out); Then picking up said Food Drive items from neighbors home (because my back was still out); Going on many, many, many trips (2 comments)

amy kramer realtor: Less is Definitely More

One thing I have noticed when working with listing clients is that the hardest thing for home sellers do is to depersonalize and edit down their belongings. Selling a home and moving are already some of life's biggest stresses so to add in editing down your belongings into the mix, the process can get to be way too much.
It can be debilitating It can be demoralizing It can be paralyzing
Why do people wait until selling their homes to start weeding out their belongings? I think it is mostly out of sight, out of mind. But also when getting rid of things you come full circle with those items and (3 comments)
The Live Music Capital of the World kicks off the new year right with Free Week sponsored by Do512 (a popular website for finding the latest and greatest events going on in Austin) and featuring 100's of music shows. These 14 days showcases Austin area bars throwing open their doors and throwing out cover charges in order to help Austinites discover new music from around in the Austin area.
This is a down low precursor to the March madness of SXSW featuring localish bands that you can discover now before the hype, lines and prices of SXSW gets started.
Apache Shores is an extremely diverse community hidden from view off RR 620 and General Williamson. But behind Hudson Bend middle school and Maravilla lies the hills, valleys and lakefront of Apache Shores. The community is anything but cookie-cutter with mansions next to trailers and everything in between and home values just as diverse. What this community boasts won't fit in this short blog post but includes:

amy kramer realtor: The Power of Perseverance--Lessons Learned at the Nixon Library
- 12/27/16 05:31 AM
My father has been taking his now 14 year old grandson, my nephew, to presidential museums. His goal is to see all of them together and they only have 5 left to go! My nephew is a history buff and loves spending this time with his Papa. I've not been to very many of these incredible sanctums of history but on our family holiday trip to CA I went along.
Our initial voyage was to Nixon. This would have been my first president as I was born in 1969. My father was very active in Republican politics at the time as a Nixon supporter and delegate to the (6 comments)
amy kramer realtor: A Grateful Look Back On 2016

My very favorite part of being a Realtor, by far, is the community of real estate. I know TV shows portray us as competitive, back-stabbing and in it for the win above all else. But, my experiences are completely contrary to those portrayals. Here are some of my very favorite parts (and people) of being in real estate for 2016:
1) Clients--once you are working with a client you become an inseparable team. Clients, I have found, become friends, cheerleaders, referrers and best of all a constant reminder of a job well done. Every time a past client calls with a real estate question, an ask for a (3 comments)
amy kramer realtor: Christmas, Austin Style!
- 12/21/16 09:35 AM
Around Thanksgiving, Austin families like everyone else around the county begin to decorate their trees. But not just the trees in their homes.
Maybe other cities do this as well, but I've never seen it before. Austinites go to the busy East/West freeway in town called Capital of Texas Hwy or 360 (many major streets here have two names!) and bring their own unique decorations to random trees along the road. These uniquely curated trees go on for miles.
The tree decorations are as diverse as Austin; from straight up tinsel and ornaments to homemade projects (the bee tree below), to roadside advertisements for (8 comments)
amy kramer realtor: The New Hudson's On The Bend--"AMYuse Bouche" #2
- 12/10/16 08:34 AM
One of the long-standing landmark destinations of our community here in and around Hudson Bend, has been closed down for the past several months. Well now it is finally back in very fine form.
Hudson's on the Bend has been known since the 80's as one of the finest restaurants in the Austin area. Before Austin became the foodie haven it is now, Hudson's was THE special event restaurant, where many went for birthday's, anniversaries and date nights.
The restaurant recently underwent a transformation under new owners. It used to feel like a remote cozy cabin. Now it feels like you are walking into a (3 comments)
amy kramer realtor: Our Local Brewery is Infamous!
- 12/01/16 10:08 AM
Austin is now very well-known for the craft beer scene. All over our city, and the towns that surround it, you will find unique microbreweries with great beer and cool vibes. And almost every Saturday afternoon they are packed with people playing board games, listening to music and sampling grea t beer. We are so fortunate to have a (great) brewery in our little enclave of Hudson Bend in Austin TX. If you have never been to Infamous, or had their beer, you are in for a treat and should stop by soon!
And don't get me wrong, I like queso, but I truly LOVE Queso Fundido...especially the kind made at Los Pinos in Hudson Bend; Austin, TX.
This is not the nearly liquefied kind -of- cheese/ kind-of -not-cheese that is the signature of most queso. This is real, stringy, melty, steamy hot cheese that becomes just the base for the rest of the dish. Encased in the cheese are grilled and roasted peppers and onions. Those veggies are (3 comments)

The charity closest to my heart is CASA of Travis County. I struggled for sometime trying to find my place giving back to this world. Many charitable organizations I have been a part of focused on raising money which is so extremely valuable, but I felt an great distance from the challenges of others. Learning about peoples struggles is one thing, getting involved hands on is another.
There is a lot of training and checks involved in becoming a CASA volunteer, as there should be. For those of you not familiar with CASA, here is an overview: --We are Court Appointed Special Advocates for children in (4 comments)
amy kramer realtor: New Options for Millennial Home Buying
- 11/18/16 05:41 AM
Millennials have been slower to purchase homes than previous generations; in fact the home ownership rate dropped to 62.9% in the 2nd quarter of this year— the lowest in more than 50 years. But according to an article I recently read on CNBC.com:
"62% of millennials are renting or living with roommates but almost 90% want to be homeowners"
There are several reasons floated for this phenomenon: The 2008 housing bubble burst hurt millenials' parents very hard (albeit most temporarily); thus making their children more skeptical about housing as a good investment; Since the economy was bust at that time many millennials graduated, they had a much (8 comments)
amy kramer realtor: Do You Need a Realtor® When You Buy a New Construction Home?
- 10/10/16 07:18 AM
Some people when buying a new construction home approach it differently than buying an existing home. Some think the process is simpler because they can just walk up to the model and talk to a sales person. But remember:
"The person working in the model home works for the builder, not for you!"
Top Reasons you need to use a Realtor® to buy a new construction home:
Your Own Representation Free to You! You can only benefit from having your own representation. You have the right to use a Realtor®, the sales price of the home can only get better by working with someone experienced in representing (3 comments)
amy kramer realtor: Lakeside Fried Chicken!
- 10/10/16 05:17 AM
One of the most recent additions to the culinary scene around Hudson Bend is Austin's home-town favorite Lucy's Fried Chicken. Lucy's owner James Holmes had great timing in taking over the previous Iguana Grill location, right as the water in Lake Travis began to rise. Now Lucy's offers lakeside views that rival The Oasis. The location is hard to miss whether you are driving by the bright neon sign on RR 620 or when boating by on Lake Travis with it's many bright red table umbrellas. The restaurant went through a real Lucy's makeover...now featuring a modern blue, red, and white decor inside and out. This (6 comments)
amy kramer realtor: A Peek Inside the Courtyards of Maravilla
- 10/09/16 04:42 AM
Nestled in the hills of northwest Austin is a small boutique community located just behind the Hudson Bend Middle School called Maravilla. The neighborhood features around 80 homes, mostly Spanish or Mediterranean in style but each home is completely unique. As you meander around the community you'll notice private courtyards on the front of the homes with exquisite native landscaping and cascading fountains behind intricate iron or wooden gates. Behind the courtyard doors you will find residents enjoying their morning coffee or evening glass of wine in peaceful seclusion. You'll also find homes with lushly landscaped pools or third floor balconies and some even have separate guest casitas for family and friends to enjoy an (2 comments)
