If you are faced with selling your house short in today's market, you NEED to know this updated information. According to a release from the California Association of REALTORS: Gov. Jerry Brown has signed SB 458 (Corbett) into law. SB 458 ensures that any lender that agrees to a short sale must accept the agreed upon short sale payment as payment in full of the outstanding balance of all loans. Of these sales there were: 4 one bedroom homes 17 two bedroom homes 16 three bedroom homes and 6 four bedroom homes. Effective July 1, 2011 all homes must have carbon monoxide detectors installed as a conditition of sale. This means that, if you are planning to sell, or have your house currently listed, it is a good idea to purchase some of the detectors now. The requirement is much like that for smoke detectors that has been in place for years. It will be another item that inspectors look for and that you will have to sign for in disclosures. It's always best to know ahead of time of upcoming changes!

Well, tonight was my first time attending a real estate auction and my head is still spinning. As we pulled up to the small auction in Lake Arrowhead, which was being held at one of the homes on the auction block, there were cars lining the street. My anticipation grew as I noticed all of the people milling about the property. We climbed the stairs to the property, anxious to be witness to the action inside.
