If you are faced with selling your house short in today's market, you NEED to know this updated information.  According to a release from the California Association of REALTORS:
Gov. Jerry Brown has signed SB 458 (Corbett) into law.  SB 458 ensures that any lender that agrees to a short sale must accept the agreed upon short sale payment as payment in full of the outstanding balance of all loans.
Under previous law , a first mortgage holder could accept an agreed-upon short sale payment as full payment for the outstanding balance of the loan, but unfortunately, the rule did not … (1 comments)

selling your home: California Sellers - You Need to Know This! - 04/23/11 04:07 AM
Effective July 1, 2011 all homes must have carbon monoxide detectors installed as a conditition of sale.  This means that, if you are planning to sell, or have your house currently listed, it is a good idea to purchase some of the detectors now.  The requirement is much like that for smoke detectors that has been in place for years.  It will be another item that inspectors look for and that you will have to sign for in disclosures.  It's always best to know ahead of time of upcoming changes!
