I went out this morning with my camera to get pictures of the sunrise. So many, many mornings I stand in awe and wish I had brought my camera, not just my cell phone. Off I went with the dog, ready to take the best sunrise photo ever! (I always think that with every photo I take it will be the BEST EVER!)

That's a very good question. We signed the paperwork and your house is officially listed. Now the real fun begins!
I am going to assume that your house is show-ready. You have cleaned it up and out, both inside and out. Remember, I have to take marketing photos to get those buyers to want to come and see it. You may have missed the parade at the Bridgewater Country Fair 2016, but that doesn't mean you have to miss out on the fair fun! 
The parade was tonight, my daughter and I went and boy did we enjoy it! I don't think I have been to the parade in ... 30 years? Oh my, has it been that long? I know it was when my girls were young. I recently had the pleasure of previewing 5 homes in one day, 4 of them will be forever embedded in my olfactory memory. Yes, I will remember these homes and not for a good reason. They were in the 80th percentile for a stink rate.
STINK, STANK, STUNK!
First home hit me with a putrid smell of rotting garbage when I entered the door. The home appeared to be clean and neat, but OH MY. I persevered, making sure not to let the cats out as instructed. 3 cats, all rescue animals, how sweet and kind.  And oh my, I hope they enjoy those cats … (16 comments)

I recently wrote a post titled "Honey, Let's Not Use a Realtor!" and was inspired by a comment left by Karen Feltman to write one more post about FSBO's. No, I don't want to beat a dead horse but I think this is really an AH HA moment. Thank you Karen, your comment spoke volumes to me about a FSBO giving a gift of $25,000 to a buyer. Now that is generous beyond belief! Karen has a different take on it than I do, but she has a very personal reason to feel so. Selling your home in southern Litchfield County. New Milford, Bridgewater, Roxbury, Washington, Warren, Kent and Sherman, (Fairfield County) CT.
Looking at your home with a critical eye before you put it on the market is a great idea, in theory. But we tend not to see what is wrong, and some things may be hidden from view, just waiting to wreak havoc on the sale. 
The idea that you have lived with the issue with no problem, it never bothered you, just won't fly with a buyer. You need to put buyer shoes on and see if they are too tight and uncomfortable … (11 comments)

I know, the Bridgewater Fair isn't until August 19th, but the raffle is already afoot! And I'm as excited as those pigs in the pig races! Just wait till you see the prizes this year. 
This year marks the 65th Anniversary of the Bridgewater Country Fair in Bridgewater, CT, from August 19th thru August 21st at the Bridgewater Fair Grounds. 65 years of great fun, great food, entertainment, animals, rides, shopping, oxen pulls, tractor pulls, great food (did I say that again?), and of course the raffle!

andrea swiedler: Who doesn't love laying in the grass on a beautiful spring day? - 04/30/16 10:11 PM
I am blessed that I get to take my dog for long walks through beautiful farmland, corn fields and hay fields all surrounded by woods, birds, deer, and who knows what else. It is cathartic, quiets my mind and is just fun! I take my camera and half way through I sit patiently and wait, camera at the ready, to capture something wonderful. 
The other day I caught something wonderful alright! My dear Georgia was fully enjoying our time out. Dogs really are in the moment. Of course just after this photo was shot she heard something and was off like a … (17 comments)

To sell real estate in this day and age means we have to be good at many things. We have to know the real estate market inside and out, we have to be good negotiators, we have to be fantastic at marketing, computer gurus, internet experts, social marketing geniuses, on and on. And, we must have the patience of a saint to deal with foreclosures, short sales and finicky lenders. The list goes on and on. This year marks the 19th annual Open Farm Day at Sunny Valley Farm, 8 Sunny Valley Lane in New Milford, CT. So far it looks as if the weather will be spectacular, the weather folks are predicting a sunny day with temperatures hovering around a very agreeable 66º. PERFECT for exploring Sunny Valley Farm.

The Thimble Islands of Branford, Connecticut were first discovered in 1614 by Adrian Block, who also discovered Block Island. There are 25 islands, now all privately owned. Some have fresh water from the mainland, they generate their own electricity with generators and solar panels, they are all summer residences. The islands have been used for farming, vacationing (there were hotels at one time on some of them), quarrying pink granite, Captain Kidd lived there, bootlegging operations were performed here.
