In keeping with the learning experiences theme from yesterday's blog, "Has this ever happened to you..." I wanted to tell you all about a big learning experience for me, Two years ago, REO's were starting to pop up in our market. I had a Short Sale at the time that I showed to some prospective buyers. It wasn't quite for them, so I kept in contact and sent them a few listings. One caught their eye, it was an REO. We looked at it and then my buyers called and said, "Let's write an offer!" If you're like me, you find that craigslist is a wonderful tool for marketing listings. Craigslist was founded by Craig Newmark in a effort to let friends know about events in the Bay Area, friends began to visit and before long were making suggestions. Hey! You could sell stuff on here, or find a ride, buy a ticket to a concert or get a date! However, as with all good things, some will choose to use them for ill. That's what we have seen in Humboldt County. Realtors that post homes for sale have seen a scam become more and more prevalent. (6 comments)
Unlike many areas of California, Humboldt County has not seen a significant drop in median home prices. What we have seen is a drop in sales. Just compare the Summer of 2008 (pre financial meltdown) to the Summer of 2009 and you'll see that the sales have picked up seasonally, but remain below the sales from last year.However, take a look at the sales from August 2008 (114) and compare them to August 2009 (113) : nearly identical. All this with less inventory in 2009 (1588 to 1460).Why is the market gaining steam? I believe that it is the pressure (0 comments)
humboldt county: Long listing closes...finally!

I am so excited! I finally closed a listing that I've had listed since 12/22/2007. The stats were incredible: 2 bedroom, 1 bathroom, just under 900 sq. ft. and situated on 3.4 acres in a beach community. Sounds great right? Wrong. There were so many building restrictions between the Coastal Commission and the Local building department. Additionally, it could not be subdivided and there was a power stanchion in the middle of the property with a very large easement. I had this listing in escrow 5 times. Falling out became routine and each time I had to field more calls about the property (0 comments)

humboldt county: Realtor Tour/Realtor Caravan

I must say, I am disappointed with the turn out at our local Realtor Tour. I see the same faces every week. I think it's a shame. In my market there are 3 Tours that go on every week: South Bay, North Bay and Fortuna Tour. I think that it is important that agents get "boots on the ground". Awhile ago there was talk of cancelling our tours, but where else can you meet and greet other agents, pitch your listings, and get people to see what's out there? There is no subsitute for seeing the house in person. I can't (0 comments)

Etiquette in Real Estate is very important. If you have been using a particular Realtor to help you buy a home, there are a few things that should be considered:1. Always call your Realtor first! If you see a home at an open house or in a advertisement, call your Realtor first. The Listing Agent may be able to tell you more about the home, but imagine if you had to call every listing agent for every home that interests you.
