buying a phoenix home: Moving to Phoenix - 12/09/20 03:47 PM

Wow!  It has been months and months and months since Phoenix AZ has had any measurable amounts of rain.  Tomorrow December 10th there is a 80% chance of rain! Yes!!  Leave it to 2020 to create rain in December for us Phoenicians. This is going to be great!  All the flowers and bushes will love getting some rain. I love the rain!

Maybe it's going to snow on Christmas this year. The kids would love that!    But our visiting snowbirds......not so much! They're in Phoenix to get out of the snow and cold and to buy a winter home!

buying a phoenix home: FAQ Does a licensed plumber need to make the home repairs? - 11/25/13 05:49 AM
FAQ Does a licensed plumber need to make the home repairs?

In Arizona it's standard of care practice to request licensed contractor(s) to perform any repairs requested by a home buyer during the home inspection period (normally 10 days) on any items such as plumbing, electrical, roofing, HVAC and such.  A client of ours made the requests in a timely manner and there wasn't that much on the list other than a few plumbing items.  The seller has 5 days after receipt of the repair requests to either agree to the  repair requests, counter the repair requests or refuse to … (23 comments)

Phoenix Market Report - Active Listing Counts On The Rise 11/13

The Active Listing Counts for the Metro Phoenix is rising and in some very good ways.  As the Real Estate community has been reporting for a very long time is that there has been improvements with regard to the different aspects of the Metro Phoenix Real Estate market.  The market has been steadily improving with cyclical progress, as the chart below indicates.  This is great in the bigger picture – however, professional analysts indicate a huge shift in the Real Estate dynamic.  As the Metro Phoenix market improves, so does the situation around the … (6 comments)

PHX Real Estate Market Shift 11/5/13 - Must read article

I keep a close eye on real estate market statistics for our market, and have for many years. Phoenix has been a brisk sellers market for quite some time. About 80 days or so ago I noticed a decline in buyers buying homes and listings staying on the market longer with price drops as time went by.  Naturally we watched the market even closer to see any trends, and we see them loud and clear. That was confirmed today by our local master stats man, Mike Orr of the Cromford … (7 comments)

buying a phoenix home: A lender request you're not going to believe! Guaranteed! - 07/27/12 12:17 AM
A lender request you're not going to believe!  Guaranteed!

Ho Hum I've been so used to crazy requests from lenders this past few years. Nothing seems to excite me anymore about the requests. In fact they all seem so perfectly normal which, when you think  about it is kind of scary! Now my dear lender friends we know you have to ask for all this crazy stuff, we do. And we also know you'll be just as happy as we are when the craziness stops.

So here's the short story - no pun intended.  I've been working on this Phoenix … (27 comments)

You're a typical jerk....oh  really?  Phoenix Home Buyers Heating Up

The Phoenix real estate market it hot hot HOT, as is the weather.  As a result we've been seeing tempers flare and people acting out in ways their Momma wouldn't be proud of - one tiny bit. And let's not forget to mention it's quite annoying too!

Yesterday we had a rather unpleasant guy call on a brand new listing that had been on the market all of about 2 seconds. My assistant took the call and said he was nice the first minute or so but after she … (60 comments)
