Step 8: Finalize everything
 
Your inspection went well...what a relief! Now it's time for to finalize the deal. This is the last step before you get the keys to your new home.
 
You and your REALTOR will do a final walk through of the home. Here is a partial checklist of what you'll be looking for when you do your final walk:
 
Turn on light fixtures
Run water in all faucets, and look under the sink for leaks.
Flush the toilets completely.
Test all appliances, including lights and timers.
Run the garbage disposal and exhaust fans.

They've accepted your offer....congratulations! Now it's time for the inspection. As stated before, your offer was contingent upon the inspection going well, so the inspection is very important.

Home inspection: a visual inspection of a home, made by a trained, qualified  certified professional who has experience in evaluating all the component features in a house, and who is able to give a clear and accurate picture of the condition of these components.

You've seen all the houses you need to see, after implementing the Rolling Top 3, you've found your #1 choice. It's perfect for you, and you're ready to make a commitment.
 
First thing you want to do is evaluate if their asking price is a good deal. There are a few things to consider: (1) How much did similar nearby homes sell for, and (2) how long has the house been on the market? (Weary sellers needing to sell, may be more flexible.)

This past week or so I've been working with wonderful first time home buyers in Phoenix.  When I am working with home buyers I teach them to use my  Running Top 3 Game Plan as we're touring homes.  After we've seen several homes I teach the buyers to rate the homes in terms of their 1st, 2nd and 3rd choice in homes.
