I have been selling Real Estate since year 2000. Sometimes I catch myself at being surprised when first time home buyer asks me about something regarding Real Estate that I feel he/she should know.
I have been thinking about it lately and I remembered buying my first home….and I realized that I did not know ANYTHING then.
What is worst?  I bought my first place in Connecticut and second in Florida. So when buying in Florida I thought that I have all the answers just to find out that buying and selling Real Estate varies from state to state considerably.

realtor: FHA Appraisal Again - 11/18/15 01:13 AM
To everybody who says that FHA appraisals became less strict....Not so, Last week I met appraiser at my listing. FHA loan...He told me that his FHA appraisals become more and more of inspections: He had to go inside the attic and actually inspect multiple spots. He had to run all appliances that were included in sale. Open and close all the windows to make sure they work. Little bit scary.

Many FHA buyers do not have a lot of money when purchasing their first home. Nothing wrong with that. Nothing to be ashamed of. It is just life.
But if you are one of those buyers, please remember: you have to bring to closing at least 3.5% of the purchase price. So if you are purchasing property for $100,000, you have to have at least $3,500.00. At least, because on top of that you will have your pre-paids and closing costs.

October Third 2015 new rules will govern Real Estate transactions that involve financing.
As buyer you will see more clarity, because your lender has to disclose all the numbers (closing costs) to you at the beginning of the process. Appraisal could be deal breaker. Of course that is true in any Real Estate transaction where lender is involved. But in FHA stakes are a little bit higher. Do not forget that you are borrowing 96.5% of the house value. So both: bank and government (who insures loan for your lender) want to make sure that contract price equals value. Also, don’t be surprised if value comes exactly at contract price. This is something I don’t understand myself, but very rarely Appraiser puts higher value in evaluation.   You can’t buy property with FHA financing to use it as vacation home or investment property. Government (Federal Housing Administration) insures loan for lender, because lender is taking great risk giving you loan with only 3.5% down payment coming from you. We complain all the time about how technology runs our world/time. It gets little bit overwhelming when you know that buyer/seller left voice mail for you and you know that you should be calling back within few minutes. But most of the time technology makes our Real Estate Lives that much easier. Example:

If you are planning to buy home in Florida during Hurricane Season (June 1st to November 30th), there is one very important thing you should remember.
If hurricane gets close to Florida (actually it does not have to be very close- view picture below), and it reaches “box”, you will not be able to secure homeowner’s insurance on your future house. Even if hurricane’s path is nowhere near the city where you are purchasing, you are out of luck. And unfortunately  this most likely won’t be “one day” setback.So be prepared, secure your insurance as soon as possible...and be safe.
