home staging: The Artist ~ Being stuck in the past is not a great advantage when selling your house. - 04/07/12 03:25 PM
Being stuck in the past is not a great advantage when selling your house. This is how the movie The Artist can relate to your situation.
I think that out of the many nominees, the Oscar winning movie The Artist is the must see movie of the year. It is brilliant, beautiful, and at the same time very philosophical.
How could it be related to selling your house?
If you resist the new buyer's requirements, selling your home could be a problem very similar to that of the main character in that George was facing, the main character in The Artist.

home staging: My Realtor said that you will come and make my home look like a Model Home... Really? - 02/19/12 11:20 AM
My Realtor said that you will come and make my home look like a Model Home. Really?
A lot of people are not familiar with what exactly the Home Staging is and why their Realtor recommends to call a stager. My client mentioned that she has not heard about staging but her Realtor said that the stager will come and make her home look like a mode home...REALLY? Your house could look like a model home but a lot of preparation and some investment will be involved. Are you ready?
It is a three sptep process and before the actual … (21 comments)

I am your buyer’s decorator.
My post was inspired by Kathy Streib post ‘Home Staging Tips in Palm Beach County- STOP! Leave Me Something to Work With!’
As a Home Stager very often I meet with resistance from the home seller when we go through their house, their accessories, and art work. They often are afraid, afraid that their house is not good enough, and we will be judging their style. WRONG. Their house reflects their needs and their choices and we respect that. I will tell you even more, sometimes I find very similar items at my client’s homes that I have in … (23 comments)

How much you can spend on Improvements and Staging when you are ready to sell?

I wrote a blog Your listing price is already below the market value and no offers. What do you do? and one of the comments that didn't agree was from Maureen Bray , the best Stager in Portland, OR US and Canada. She said:
“I hope you don't mind me mentioning it, but there is just one statement in your post thatI don't agree with: "Put your house back on the market & increase the asking price to cover repairs, upgrades, and staging expenses." … (13 comments)

Put Your Money Where Your Mouth Is.
"Are you a Stager or what?" that what my husband has been asking me for some time now. He was talking about our guest bedroom. "Do something about it, apply your staging skills in our house, because it reminds me of the shoemaker's kids without the shoes".

Honestly I was little upset because all other areas in my home are pretty nice, but when you live in that kind of environment for the long time you are not paying attention to the nice stuff, you are concentrated on the negatives. Maybe I should … (33 comments)

If you don't use it, it doesn't mean your buyers won't...
When we live in the house for many years we adjust it to fit our family needs and very often we are re-purposing the spaces.
We clutter the fireplace with kids toys or blocking it with sofa, using the dining room as an office, extra bedroom as a storage room. When it comes to sell we have to put everything back to it's original purpose. When the house is on the market it is not about our style of life, it is about the potential style wide range of buyers … (19 comments)

home staging: Are you selling smart? - 07/08/11 03:24 PM
Are you selling smart?
The difference in selling your house now and 10 years ago is huge. Buyers use to anticipate having to repair, fix up stuff when were buying their home. Since that situation has changed dramatically. Today buyers want ready to move in product. And that's not all. If you will not provide what they want, they know that there are other houses and smart home sellers who will do everything possible to sell quick and present their home in tip top shape.
Smart sellers can calculate how much keeping the house every month on the market costs them … (20 comments)

home staging: Staging will help to sell but not the way overpriced home! - 06/17/11 08:18 AM
Staging will help to sell but not the way overpriced home!
Well we know that staging helps sell homes faster and for more money. What exactly is more money? It means higher price per sq. ft in your neighborhood based on recently sold homes. Talk to your Realtor and discuss the market report with him.
So IF you house has been updated, repaired and staged than you can ask for more per sq. ft but still in frame of the market report. If you selling you house in “as is” condition, don't even bother to “check the market”, price it to … (32 comments)

Another price reduction? There is a plan B- the Basic Plan
I checked my local MLS today and I looked at the REDUCED PRICE of HOMES in The Woodlands, TX. The lowest price reduction I found was $1400 on one owner occupied condo priced at $114K. Of course I looked at the pictures. Seller has pretty good pieces of furniture and accessories, but MLS pictures didn't motivate you to put an offer on that home. What I can tell is that price reduction will not help sell this condo. There is an alternative.
Plan B – the Basic Plan

Does Home for Sale require a dress code?
Last week the Royal Wedding was one of the main news in the world. 2 billions of people were watching. I hope you did too. It was wonderful and prince William and Kate were a spectacular sight.
But I am not going to talk about Kate and William. I want to talk about the guests and the dress code. Dress code for the royal wedding: uniforms, morning coats, lounge suits, and hats. It also was interesting to know that from Kate's side there were some guests from her home village such as butcher, … (12 comments)

Don’t make your buyers RUN, make them STAY

“It’s so much work, it will take me weeks. I want to list my home on Monday.” This is what my client told me today at the Staging Consultation here in The Woodlands. He thought I will come with my magic wand and make his house beautiful in two hours.
The house was far from being ready. We made some furniture and accessories rearrangements but it was just too much clutter around the house. Also this house had some repair issues. I don’t think that sellers were ready to digest their to-do … (18 comments)

Make your buyer want to stay the night
When you are selling your home, you need to think about you buyer. What do they want to see? You probably thinking that they set up their priority list and that's it.
It is true that buyers base their search on a certain criteria but when it comes to viewing some houses, they go from one to another they are thinking: "This house has everything we need , but we are not sure if it is our dream home".
So they come to your house. What do you have to offer? How can … (32 comments)

home staging: No Budget is No Excuse! - 01/19/11 02:05 PM
THIS IS GREAT post by Janice Ankrett! NO EXCUSE ANYMORE! I agree that preparing your home for sale require a lot of work and sometimes takes longer than we think, but this is the best you can do for your house and for yourself. So If you are planning to list your home in March, start today with the staging consultation and you will be on the right track to the quick sale.

In these tougher financial times, I hear that there is no budget for Staging.
The Seller thinks they have no budget for preparing their home for sale so that is the … (4 comments)

Do I need follow up staging appointment after DIY staging?
I appreciate sellers who make a step forward and hiring Professional Home Stager for the staging consultation. Owner takes our advice and starts preparing their home for sale. It's a DIY project for them. We tell them what to buy and where, suggest color and accessories choices and furniture placements. I answer their questions in my e-mails and send them pictures of how certain spaces should look like. It sounds easy but when it comes to décor choices a lot of time sellers are not sure if they are buying … (22 comments)

home staging: Oh Christmas tree, oh Christmas tree, how could you be kids friendly… - 12/16/10 11:42 AM
Oh Christmas tree, oh Christmas tree, how could you be kids friendly...?
Isn't it hard to tell your kids to stay away from the Christmas tree while you decorate it? Of course they want to help. You don't want those glass ornaments to fall and brake. First of all it's a safety issue; second it is piece of memory, and cleaning after extending your decorating time. Sound familiar?
I found great solution when my daughter was 6 months old. I went and bought plastic ornaments for my Christmas tree. No not the ugly ones. Check it out they really look like … (15 comments)

Get the small art work off the wall!
When we stage home for sale we normally use larger art work pieces for a couple of reasons. First it looks much better on MLS pictures and second it doesn't create too much clutter. What to do with small art that we collected over the years? Do sellers  have to pack it all when preparing their house for sale?

I found what I think is a good use for the small art. I replace family photos with it. At the time of staging consultation we suggest to remove family pictures because they distract … (41 comments)

home staging: Is it the right time to Fall in Love with your house? - 10/15/10 09:58 AM
A lot of people think that spring is when they should put their house on the market. I disagree. My favorite season is now. To me FALL is the best time to sell your house. Here are my reasons:
First of all people are moving all the time for different reasons. They relocate, divorce, down size and etc. Especially this season they would  be happy to find a new house to spend their first Christmas in.
Less competition.
Many buyers are complaining that often there is nothing to choose from or nothing excites them.
There are two key tools you should consider when you … (17 comments)

home staging: Will the fake window work? - 09/01/10 04:03 PM
I was commenting on Julie Maher blog Wall Decals: Do or Don't? and thought that I had a project I can share about. It is a FAKE WINDOW project.
I bought antique window for $10 than painted it and really was looking for the landscape type of poster. I can tell you when your are desporatly looking for something you will never find it. That was the case.  I couldn't order from the Internet because I didn't have time for shipment so I was searching my local stores for ideas and came across that Decal at Target (3 month later I saw the same one in … (25 comments)
