staging: Why do I have to change the way I live?

As I walked through my clients home she asks "why do I have to change the way I live?" With every recommendation I gave she answered with an excuse why she could not incorporate the change."
Recommendation: Please remove the large T.V. off the dresser in your bedroom" Answer; "I cannot fall asleep unless I watch t.v."
Recommendation: "Remove all family photos" Answer: " Where am I going to put them, and why do I need to remove them they make me feel good to look at them"
Well this was a hard consultation, every suggestion was shot down (10 comments)

Realtors(R), Home builders, and Property Investors, do you know how important your pictures are? I am not any of the above mentioned but am a home stager, and I know how important it is to have pictures in the listing that are fantastic. I am constatanly looking at my local MLS listings because I truly love to look at homes and what they look like. I am appalled at some of the pictures that I see posted. I see homes that need painting, cleaning, de-cluttering..... I see dirty laundry on the floor, dishes in the sink, toilet seats up, slippers out, and cats and (3 comments)
Would you risk your life for a sale? Well that is what I asked myself this afternoon. I was driving on the highway and as we all do when driving, I was daydreaming about different ideas about marketing my staging business. At times I wish I could turn off my brain off! As I drove to my destination, I am pondering why after investing good money into wrapping the windows on my car, I have not had one call for staging a home deriving from that advertising. Does my home need to be staged before selling? Does your home need to be staged before selling, is like asking yourself do you want to get the best price for your home and do you want to sell as quickly as possible? In my mind I am convinced that UNLESS you have your home staged before selling, you will not sell quickly or for the best price!! For occupied homes, with the help of their Realtor, most sellers have to gage their local market and get to know other homes for sale in their neighborhood. staging: Why is your garage a living room?

Define the purpose of the rooms you are staging. I have seen bedrooms converted into offices, meanwhile the home has only 2 bedrooms so now it has become a 1 bedroom home once you convert that bedroom into a office. this only works if you have more than 3 bedrooms on the main floor. I have seen garages converted to living rooms, and then cars are parked in the driveway through our cold Canadian winters? Remember the function of the rooms and when selling your home convert them back to the original function, you might want to have a living room in your (2 comments)

In today's fast pace world, we are all busy and never have enough time to treat ourselves to relax and feel stress free. Well, today's buyer walks into a home and when seeing the master bath wants to envision themselves walking into a spa and receiving the all the services that they would receive at a spa. The bathroom has to be CLEAN, and fresh. bring in plenty of white fluffy towels, a white bathrobe, some glass jars and fill them with white soaps. The master bahtroom should never be busy and loud it should reflect a quite and serene room.

First remember that in the winter keep your sidewalks and front door steps clear so the buyer has a clear walkway, make sure the walking paths are always lit up. Add some ground solar lighting, make sure all your outdoor lights are on for showings. Summer, spring and fall, keep all gardens topped up with mulch and de-weed.
