Residential home sales in Waco and McLennan County remained almost flat in February 2012, with a slight increase in sales price but a big increase in days on the market.
In February 2011 there were 112 homes sold, with an average list price of $132,943 , an average sold price of $127,737, and an average days on the market of 136 days.
In February 2012, there were 122 homes sold, an increase of 10 homes. But this year February had 29 days as opposed to 28 last year, and 9 of those homes were sold on February 29th. The average list … (0 comments)

According to the federal government the economy is getting better, but do home sales in Waco really reflect that? To find out I went back as far as the Waco Multiple Listing System (MLS) would let me, which was 2008.
In January 2008 there were 150 homes sold with an average list price of $129,095 and an average sold price of $123,795 and 146 days on the market. We were just starting to feel the recession in Waco.

December 2011 was a good news/bad news month for residential real estate in Waco and Mclennan County. The bad news is that almost the same number of houses sold in December 2011 (152) as were sold in December 2010 (153).


The good news is that those homes sold for more than last year. In December 2010, the average list price was $140,441 and the average sales price was $133,419 with an average of 125 days on the market.

Headline in the Waco Tribune Herald newspaper Wednesday June 10th "Home value rise surprises owners'. While it was not a surprise that taxes went up, it was a surprise how much. The man featured in the picture accompanying the story said his valuation went up $25,000! Which makes me feel lucky. Mine only went up a couple thousand.
The average homeowner saw a rise of 3.3 %, up from $111,808 in 2008 to $115,547 for 2009. The county's total tax base went up by 6.9%. But some suburbs of Waco saw a rise of 7 to 9 %.

     I was in my office at Keller Williams Realty in Waco talking to some of my co-workers when one of our top agents Jeff Bird walked by on his way out. He said " Dad and I are going to de-snake-ify a house." Dad is Ed Bird, also a top agent in the office. It seems they had gotten a call from an agent who had attempted to show their $500,00 listing in a very nice subdivision of Waco. The house was vacant.      Today I went to a luncheon where the Waco Chamber of Commerce  gave their quarterly report on the state of the Waco economy. The news was GREAT!

     Consumer confidence has begun to rebound as recent stock market gains and better than expected economic data fual hopes that the 17 month recession might be coming to an end.
     The IBD/TIPP economic index rose to 49.1 from 45.3 in March, its highest level since November, when Barack Obama's election victory sparked a brief spike. That's still below the 50 mark that indicates optimism, but it's 5.3 points above the 12-month average and only 2.2 points below the long-run average of 51.3

     For those of you who didn't read my blog posted June 27th of last year, let me give you a quick background. Last June a Realtor in Whitney, a small town about 30 minutes outside of Waco Texas, got a call from a man. He said his parents had both passed away and he wanted her to come list their house. When she got there he attacked her ( there were conflicting reports on whether she was raped or not). He tied her up, took her to his house a few miles down the road and called her family with a ransom demand.

     Almost three weeks ago I sold a house ( I was the buyers agent). I donate 10 % of my commissions to Fuzzy Friends Animal Rescue, a no kill animal shelter here in Waco Texas you might have read about before in my blog.  
     The next afternoon I was at Fuzzy Friends dutifully making my donation when a couple came in with a 3 month old puppy, a black Lab mix.
