flagstaff az: Ahh, the Monsoon Is Here - 07/06/07 05:16 PM
In many parts of the world, "monsoon" means disaster. In Flagstaff, it means heavenly weather.
After the long-dry, and hot, Spring, somewhere around the 4th of July, the big thunderheads begin to form and most afternoons we have heavy rain showers. It started yesterday and today we're in full monsoon season. After the showers, the weather clears in time for evening hikes and barbecues. There are cool, light breezes. Morning will bring a clear sky. By mid-morning, we'll see light-fluffy clouds. Then the thunderheads will come in. The season continues until around Labor Day. High temperatures will be in the 80s, lows in the … (10 comments)

flagstaff az: This weekend in Flagstaff - 06/15/07 09:50 AM
Two great events in Flagstaff this weekend (plus lots of other fun). Here are the two "green" picks:
The Flagstaff Sustainable Living Fair will be a grassroots event focused on community education and fun, an outreach to people of all ages. Renewable energy and sustainability developments are really important for mankind's future and they need to be kept visible. Where the science of global warming is becoming pretty well accepted, reasonable people can still disagree about when or whether energy and resource scarcity will become a problem for mankind. Teaching and demonstrating ways to reduce our demand for power and global resources … (0 comments)

flagstaff az: June Flagstaff Market Report - 06/15/07 02:20 AM
Here is the Flagstaff market report as included in ou client newsletter, mailed earlier this month:
The number of homes listed for sale in the Flagstaff area continued to rise during the month of May, according to statistics of the Northern Arizona Association of Realtors® Multiple-Listing Service. Nine hundred forty-seven homes were listed on MLS as of June 3, 2007. This is an increase from 739 on April 3 and 892 on May 3. The number of homes sold did not increase proportionately, thus raising the number of months a home can be expected to take to sell.  The expected length … (1 comments)

flagstaff az: Interstate 17 - Proposed Alternate Routes to Flagstaff - 06/13/07 06:24 AM
Interstate 17 - Proposed Alternate Routes to Flagstaff
The Arizona Department of Transportation (ADOT) is conducting preliminary studies to determine how to handle traffic on I-17 between Flagstaff and the Phoenix area. The study attempts to look decades into the future and is seeking answers to these questions:
Do current and forecast conditions suggest the need for alternates
to I-17? Are there feasible alternates to I-17 that can address the needs
associated with current and forecast conditions? What additional planning studies, if any, should be done? Of interest to me is that the "I-17 Alternatives" prepared by ADOT for the study shows … (3 comments)

flagstaff az: Flagstaff Historic District Update - 06/08/07 02:30 PM
Flagstaff Historic District Update
This past Tuesday, the proposal to declare the residential area between Thorpe Park and downtown an historic district hit the City Council - again. This was the third time before the City Council as those of you following this thread know. The ordinance would establish certain height restrictions on new development in the neighborhood.
The ordinance to establish the district was given preliminary approval by a vote of 4-2. A significant majority of residents in the area supported the ordinance by signing a petition to start the process earlier this year. A vocal minority was most of who were … (0 comments)

flagstaff az: Something we all should know - 06/07/07 03:41 PM
Here is something we all should know to help Flagstaff's neighbors on the reservation and our Native American population here in town. Written by one of our fine IHS docs for distribution to as many as possible. Please read and follow the link at the end.
The Congressional funding for the diabetes grant, officially known as the Special Diabetes Program for Indians (SDPI), will expire in 2008 unless it is reauthorized this year.
This funding was first appropriated in 1997, renewed and increased in 2001, and again for the period of 2004 - 2008.  Evaluation measures have shown that across the country, … (2 comments)

flagstaff az: Recollections of the Meaning of Memorial Day from Flagstaff AZ - 05/28/07 07:23 AM
Recollections of the Meaning of Memorial Day from Flagstaff AZ
When I was young, Memorial Day was quite different. This was after the days when everyone walked 10 miles to school no matter what the weather, but we were still in the era of black and white TV where the test pattern came on after the 10 o'clock news. Though I now live in Flagstaff, Arizona, my recollections are from Iowa, where I grew up. Somehow, I think the way things were observed in Iowa were not much different from in Flagstaff in the 1950s.
One way in which Memorial Day … (1 comments)

flagstaff az: Flagstaff's Country Club Neighborhood - 05/27/07 04:27 PM
Flagstaff's Country Club Neighborhood features two 18 hole golf courses (one members only, one open to the public) and two small lakes (in the midwest, at least one would be considered a pond). Here is Lake Elaine (not the pond):

The Country Club area was developed in the 1970s and then was considered "way out there on the east side." Now, especially with the opening of the 4th Street bridge, it is easily accessible and many full time residents call it home. Still many of the homes, especially the townhomes, are second residents for people who live primarily i the Phoenix area. … (0 comments)

flagstaff az: Another Hearing Coming Up on Flagstaff Historic District - 05/27/07 08:44 AM
Another Hearing Coming Up on Flagstaff Historic District
Here's where we are on the do-over on the Flagstaff ordinance to establish an historic district in the area between Thorpe Park and the downtown business district: The Planning and Zoning Commission approved and recommended the ordinance to City Council after a full hearing last week. Councilwoman Karen Cooper, who sits on the Commission, said she has now heard the presentation so many times she could give it herself.
For those of you following this thread, which began in February, you know that the City's legal department goofed, requiring a redo of hearings to … (1 comments)

Flagstaff Historic Walk -- Sunday, May 27, 2007
This Sunday presents a great opportunity to learn some Flagstaff history and take a stroll during a quiet time in historic downtown Flagstaff.
Local historians Richard and Sherry Mangum, dressed in period costumes, will lead a free 90 minute Historic Walking Tour of downtown. Reservations are required.
Yes, these are the authors of Flagstaff Hikes and Sedona Hikes - in their many editions. These are the best hiking books because they give a realistic picture of the difficulty of hikes with great maps. Richard Mangum was a lawyer and judge in Flagstaff for many … (1 comments)

flagstaff az: Wacky and Confusing Street Names in Flagstaff, Arizona and elsewhere - 05/22/07 04:11 PM
Wacky and Confusing Street Names in Flagstaff, Arizona and elsewhere
Rumor has it that there is a project in Flagstaff or Coconino County (or both - cooperation!) to change and coordinate street names. This is a public safety issue and not just a matter of convenience.  If someone calls "9-1-1" and gives an address on "Timberline" do they mean Timberline Road in the Country Club neighborhood or Timberline Trail in the Timberline subdivision, 8 miles northeast of the mall?  If they say, "I'm on Leisure Lane" do they mean Leisure Lane in the Timberline subdivision or the one in Fernwood? "Horseshoe" is … (2 comments)

flagstaff az: Flagstaff Mid-Month Market Snapshot -- Heating Up - 05/17/07 04:19 PM
Flagstaff Mid-Month Market Snapshot -- Heating Up
It's heating up in Phoenix and the market is probably heating up here (they seem to go together).  Here are the stats on residential properties with Flagstaff mailing addresses as of May 15:
Using the traditional homes for sale divided by homes sold in the last month, we've got over eleven months' supply of homes. In other words, if you put your home on the market today and no one else listed a home for sale in the next 11 months, all the homes would be gone at the end of the eleven months. A buyer's … (0 comments)

flagstaff az: Forest Health Oversight Council Public Meeting in Flagstaff - 05/16/07 01:49 PM
Many of Arizona's forests are at risk of unnatural, severe fires because of poor forest health. These fires can lead to skyrocketing costs for fire suppression, pollute surface water and impair watersheds, diminish recreational opportunities, threaten community and biological values, and have a negative impact on tourism and the economies of recreation-dependent communities. Targeted forest restoration may provide a solution.
The Statewide Strategy for Restoring Arizona Forests presents a 20-year road map for restoring forest health, building sustainable forest-based businesses, and protecting rural communities from wildfire. The strategy is a response to the desire expressed by Arizona citizens at three Forest Health … (0 comments)

flagstaff az: Flagstaff Watering Restrictions - 05/15/07 03:57 PM
With the city's wells pumping at capacity it's well to remember that city water restrictions are always in effect. The Arizona Daily Sun reported this morning that the city is about to begin tapping the very low reserve available in Lake Mary as well as pumping from the Inner Basin of the Peaks because the city wells are giving as much as they can on a daily basis. Read Daily Sun article.

Questions regarding the watering restrictions should be directed to the City of Flagstaff Utilities Administration Office at 779-7646 or Ellen Ryan, Water Conservation Manager at 213-4827.

flagstaff az: Market Report - 05/06/07 02:17 PM
Overall residential sale prices (median prices) are down slightly from 2006. However, prices of free-standing residential units are up slightly. The overall statistics are weighted down by the condo-conversions that did not even exist as an available product last year. Some of those studio apartments, turned condo, are selling under $125,000 - a sales price not seen in Flagstaff for a very long time. The average sale price for April 2007 was $365,698 and the median was $295,000. For a single family home, the average price was $471,047 and the median price was $370,000.  There is over a 10-month supply of … (0 comments)
