Steamboat Springs real estate remains hot, especially the price points below $800,000, with 83% of the pending market share as of today. Steamboat real estate sales from May 5-19, reported by the Steamboat Pilot newspaper, totaled $16, 481,851.67 in dollar volume for 48 closed sales. Of those, 15 were single family, 22 were condo/townhome, 6 lot/land closed Steamboat area real estate sales, 4 commercial/industrial, and 3 fractional sales (not included in unit volume). Since the first sale reported by the Steamboat Pilot this past week is a Townhome at Walton Pond, I'll update you on overall sales at that project. Five of the townhomes have closed and one additional is under contract. Activity remains brisk, and this new project is coming into its own with Spring finally arriving. The ponds are open, the leaves are budding, as is the grass, and over 40 more plants are in the process of being planted at the Townhomes at Walton Pond.

Yes folks....that's snow...just now!!! Ahhh, springtime in the Rockies, Steamboat Springs, Colorado, more specifically. Question: What does one do on days like this? Answer: Take the dogs for a walk...after all, we have all the the right gear, laundry, clean the closet, nap, read a book, cook, write a blog post, meditate, practice yoga, all the while remembering that yesterday we were riding bikes, hiking, playing golf, jogging, gathering with friends on the deck of a local watering hole and wishing we had time to accomplish the things we are doing today! The sanctuary of Walker Pond while in Georgia for Dad last week....a very special place!
Last week was one of my most difficult....holding Dad's hand and being with him until he drew his last breath. His lasting legacy is the fun he sought in everything..hard work, honesty and integrity, encouragement to me and others to be better than we were yesterday, and living the "Golden Rule". What a man....what a life!

An exciting snow forecast for Steamboat is in effect for this week! And, market enthusiasm for Steamboat Springs real estate has exploded in past couple of weeks. From 126 pending sales on February 28th to 146 today with 33 closed transaction during the same timeframe, Steamboat real estate activity has been rocking it.

The "Taj Mahal" of Timber Run "Old World" luxury at The Highmark Today in Steamboat, grey sky has finally given way to sunshine! The track skiing was delightful...there is always something to do outdoors in Steamboat. Photos I feature today are 2 condo listings I have and am excited about. Steamboat real estate sales for this past week were reported by the Steamboat Pilot to be 13 closed transactions for $6,854,500. Of those closed Steamboat real estate transactions, 5 were single family, 5 were condo/townhome, 3 were lot/land, and there were no commercial/industrial closed sales.

There are 146 pending real estate transactions in the Steamboat Springs area for a listed dollar volume of $85,033,195. The average pending sale price is $582,419.14 and the median is $297,500.
