Life is NOT over.  There are alternatives! 
 
This past Friday was the deadline to issue an FHA case number to avoid the forever mortgage insurance on down payments less than 10% down.  Effective on June 3, if a buyer places less than 10% down using FHA financing, the mortgage insurance will remain on the life of the loan: yes...FOREVER!  If the buyer can place more than 10% down, the mortgage insurance will last for 11 years.  The old rules were minimum of 5 years and the LTV must reach 78% of the original purchase price.

In this challenging appraisal market, the goal is to keep the seller concession to a minimum so as to prevent the need for a higher appraised value.  In order to accomplish this task, a lender credit is the answer!
 
Not all lenders provide a credit.  It is best to shop around and ask which lenders provide a credit.
 
As an example, a transaction was saved when the seller was offered $195,000 with a $5000 seller concession.  The seller wished to net $192, 000.  The realtor realized the need to find a lender who would provide a lender credit, thus … (1 comments)

We have seen the number of foreclosures rise to over 800,000 this year; mostly residential homes.  The number next year will be including a great deal more of commercial properties.
 
How will this affect our cities & towns?  What should we be on the look out for?
What should the plan be for the commercial landlord whose mortgage is more than the value?  The loans are BALLOONING.  Values have fallen significantly.  Foreclosure?  Short sale?
Should aggressive agents market to the commercial owner?  Is a short sale better than foreclosure on the credit report?   I say "yes".
What are your thoughts?

Let's face it: little commission is made with rental listings.  If you need to co-broke, even less is made.  You have built up a client base of renters and you are known as the rental agent in your area.

Not every transaction goes perfect.  We all try, but something will inevitably happen if you have many transactions.  Being busy, one needs help to focus on all the details.  So, for those of you who are busy in this industry, when something goes wrong AND it is your fault, do you take the blame or do you come up with a scapegoat?  DO you tell the truth to your seller or buyer?  Or do you start blaming the lender, the title attorney, the appraiser, or whomever?

Do YOU understand people or do you over-speak them and over-react or think too much about a situation?  To understand someone means, to me, knowing THEIR goals and what THEY want.  Not what I want or what my goal is.
I approach each consumer with this thought process.  What is it that they want?  By achieving their goal, I should see a happy client at the closing table!

Texting and driving are DANGEROUS and DEADLY activities when coupled together!  One must wonder if we have gone too far with technology?  And if we need to have this technology. There should be HARSH penalties for those who use the technology with a potential of harm to others.

I have a question:
Can someone explain the use of Twitter for business purposes?   Aside from letting the world know I may not be available for the next hour or so, what purpose does it serve?  I signed up, but have yet to use it.  I just think if someone wants to reach me, they will call me and then leave a message if I do not answer the phone.  They do not care where I am.

Ok, with all the knowledge and experience of all of us at Active Rain, we should be able to come up with viable solutions to this housing crisis.
 
The $8000 first time home buyer credit has helped, but my fear is we will see foreclosures from this group of new buyers.  How many people are coming out to buy a home simply because they are receiving the $8000?  In fact, in some cases, they make money by buying a home ($100,000 purchase can only "cost" 3.5% down: $3500: finance all closing costs, is possible.  So, in this case, the buyer … (3 comments)
