ri loan: Do you talk to yourself? - 09/13/10 11:33 AM
"If you had a friend who talked to you like you sometimes talk to yourself, would you continue to hang around with that person?" Rob Bremer - Speaker
DO you talk to yourself throughout the day?  In the shower, while you do housework, while you are at your computer or ????
Would you want to have a friend who talks like you?  Yes, No?  Why not?

ri loan: Are you dependent on someone for YOUR happiness? - 09/12/10 06:59 AM
"Don't let your happiness be dependent on any object, person or situation."

We need to be HAPPY with ourselves FIRST.  We need to LOVE ourselves FIRST.  Then we can find happiness in others and things and love being alive.
So many people rely on others for happiness and to find life.  Let's find it in ourselves and then share the life within us with others.
Have a GREAT day!

ri loan: Don't like it? CHANGE IT! - 09/11/10 02:19 AM
"If you don't like something - change it. If you can't change it - change your attitude." Maya Angelou - Author and Poet
So many people complain, sit around and do nothing. Then there are others who MAKE change HAPPEN. Complaining just annoys those around the complainer who have to listen to it.
How many times have you been annoyed by: “This market is terrible. I can’t close a deal!” Well, maybe this is true, but what can negative people do to change? They must change THEIR ATTITUDE! If they start speaking POSITIVE, positive things will happen for them! … (3 comments)

ri loan: SAY WHATTTTTT???? Time is of the Essence????!!!! - 09/10/10 06:52 AM
TIME IS OF THE ESSENCE
In this real estate market, how can any contract contain this clause?! There are soooo many factors now: short sales: take forever!; foreclosures: another timing issue; lenders want so much now. Especially from self-employed borrowers.
“Time is of the Essence” is a clause in a contract/purchase and sales agreement, which states the time and date of the closing is imperative. If the time and date are not met, there is a liability for cancellation. If the cancellation is due to a title issue, there is usually no penalty, but outside of a title issue, … (0 comments)

ri loan: ASSUMABLE MORTGAGES: Will help PROPEL prices when rates rise - 09/09/10 02:47 PM
ASSUMABLE MORTGAGES
FHA loans are assumable. What does this mean? When you purchase a home using the FHA program OR you refinance your home using the FHA program, when you go to sell your home, you can offer the buyer your mortgage. They can take over the existing mortgage on the property.
Lenders usually require a credit review of the buyer assuming the mortgage and may charge a fee. The lender will supply the new buyer with an assumption package to review and complete for approval. The shortfall from the sale price and the assumable mortgage will need to be made … (1 comments)

ri loan: THANK YOU Active Rain! - 09/09/10 02:40 AM
I received a call from a woman in Illinois who noticed my blogs on Active Rain.  She was trying to streamline refinance her loan, but the lenders she contacted stated since she was upside down, she could not.  Well, she has an FHA loan, which allows for a streamline with no cash out even if you ARE upside down.  I educated her on this fact and told her she needs a lender who is licensed with FHA.  I also passed along the lead to someone in Illinois who is licensed there.

Active Rain DOES have an impact on people's … (3 comments)

ri loan: Can someone PLEASE take notice? - 09/09/10 02:27 AM
"The time when you need to do something is when no one else is willing to do it, when people are saying it can't be done." Mary Frances Berry
And, boy, is this the TIME!  There are properties GALORE!  The rates are low and there continue to be more and more properties due to foreclosures and short sales.  We need more than stimulus packages, we need SMARTS!

I have written about this before, but I will continue to blog about it until someone takes NOTICE!
Why should a stranger be able to purchase someone's home for significantly LESS, when the owner … (4 comments)

ri loan: Need a JOKE today to make you laugh to start your work week? Here is one on IKEA: - 09/07/10 01:13 AM
George Wallace was hysterical on the MDA telethon.  Here is one of his jokes (from my perspective: not verbatim):

He went to an IKEA store and saw a desk he liked.  He said to the store clerk: "I wish to buy that desk".  The clerk went off and came back with a box.  "What is that?" George asks.  Clerk responds "your desk".  "Looks awfully small" George replies.  The clerk states: "you have to put it together".  "Put it together?!  I want to buy that desk over there", George responds.  The clerk states: "You can't buy that desk.   That is for … (5 comments)

"On with the dance, let the joy be unconfined!' is my motto, whether there's any dance to dance, or any joy to unconfine." Mark Twain

Share the joy! We all love to hear GOOD news.  Do not consider it boasting.  SO many people dwell on the negative: the cup is half empty philosophy.  Let's make the cup half full!  During bad economic times, we all LOVE good news.
So SHARE THE GOOD NEWS!

ri loan: Tips for safety during a Hurricane: Be prepared! - 09/02/10 05:00 AM
Be PREPARED!1. Install storm shutters and secure your garage door.
2. Make sure you have plenty of bottled water and canned food in case power goes out and you also can not make it to a supermarket.
3. Move personal possessions to the center of your home, away from windowsand doors. Elevate your belongings as much as possible in case water pools on the floor around windows and doors.
4. Remove window treatments from windows and French doors. In the event draperies cannot be removed, elevate or secure/encase the lower portion of drapes in plastic.
5. Roll up area rugs and … (1 comments)

ri loan: Is complacency your "rule of thumb"? - 09/01/10 12:56 PM
"Don't get complacent. Push yourself out of your comfort zone and set higher standards of achievement for yourself. Once you've achieved a standard of excellence, don't let it rest -- push yourself even higher." Dave Anderson

Do you push yourself each day or at least every other?  Do you settle for what exists in your life or do you set goals and set a plan to achieve them?

ri loan: FHA changes to Mortgage Insurance coming this October! Simply stated: - 09/01/10 11:45 AM
HUD has announced that there will be change in the UFMIP (Up-front Mortgage Insurance Premium) and monthly mortgage insurance premium (MIP).  While the mortgagee letter is not out the buzz is getting out.
The new premiums will be effective with case number assignment as of October 4, 2010.

Here are the changes:
The UFMIP will drop to 1.0%: wow!
The reason for the changes below is to prop up the FHA Mutual Mortgage Insurance Fund which is "running out" and needs to be "pumped" up.
The monthly MIP for a 30 year fixed with maximum financing will be .90%-ouch
The monthly … (0 comments)

ri loan: Do you give excuses? - 08/31/10 03:01 PM
" He that is good for making excuses is seldom good for anything else. " - Benjamin Franklin -
How often do you hear:
•1)      This market is terrible
•2)      No one is buying
•3)      No one is selling
•4)      Short Sales take forever
Are we just excusing ourselves for not being able to close a deal?  Or do you NOT make excuses and find ways to generate more sales?

"Often the difference between a successful man and a failure is not one's better abilities or ideas, but the courage that one has to bet on his ideas, to take a calculated risk and to act." Dr. Maxwell Maltz - Author of "Psycho-Cybernetics"

Do you sit on the side lines?  OR Do you take action?
Are you a thinker OR Are you a do-er?
Do you play life safe with no risk OR Do you take calculated risk?
Do you disagree with Dr. Maxwell's quote OR Do you agree with Dr. Maxwell?

ri loan: Do you do the most you can for yourself? - 08/23/10 03:19 PM
"He can do more for others - who has done most with himself." S.D. Gordon

Many of us just make the paces each day.  Get up in the morning, shower, have coffee, off to work, work, go for lunch, back to work, go home, have dinner, do some laundry/cleaning, catch some TV/read a book, then to bed.  Get up the next day and start all over again.
Then there are others who work on themselves each day to make themselves better; not only for themselves, but also for those around them.
Be the best you can be and your best … (5 comments)

"Don't chase your dreams, catch them." Author Unknown

So, you want to be THE BEST realtor or the BEST loan officer or THE BEST insurance agent OR ???  You dream about it, you think about it, how do you ATTAIN IT?
Start by developing a PLAN OF ACTION.  STEPS TO YOUR SUCCESS.
Step 1: Decide you will compose and complete the plan!
The remaining steps are up to YOU!  I look around for role models and consult with them.  How did they rise to the top?  What were their major problems encountered along the way to impede their growth?  How … (3 comments)

ri loan: Do YOU think about the FUTURE? Or do you only focus on TODAY? - 08/23/10 02:38 PM
"If you do not think about the future, you cannot have one." John Galsworthy
Do you think about YOUR future?  Do you only live in the present and let the future happen?

I have been accused of always thinking of tomorrow.  Well, being a financial planner, as well a mortgage consultant, my focus IS on the future as well as the present.  You need to budget and invest TODAY for a successful financial FUTURE tomorrow.
If you spend like a drunken sailor and throw your money to the wolves, there will be no happy financial tomorrow.

ri loan: What is Love: A duty? Success? Achievement? Life? - 07/31/10 04:13 PM
To Love is a Duty.. To Be Loved is a Success.. To Be with Someone You Love is a Achievement .. To be With Someone Who Loves You Is Life

This quote came from a client of mine: Tina.  She and her husband came to me about a year ago.  They wished to buy a home, but they were being declined by lenders due to their credit.  Using our credit repair system, I spent time with them and told them what they needed to do to be able to raise their score.  In 4 months, their score was good enough … (7 comments)
