ri purchase: What makes YOU come alive? - 07/30/10 03:25 PM
"Don't ask yourself what the world needs; ask yourself what makes you come alive, and then go and do that. Because what the world needs is people who have come alive." Harold Whitman
If you are bored in your job; if you are hanging with people who do not place a smile on your face; if you wake up and say "ugh, another day to live"; then it is time you COME ALIVE!
Change something in your life.  Make it happen for you AND the ones who love you.
Think: WHAT MAKES YOU COME ALIVE?

ri purchase: Listing agents: Do you purposely try to keep a buyer's deposit? - 07/30/10 02:56 PM
As a listing agent, one has the responsibility to protect the seller's interest.  But how far should one go to protect? Should you try to keep the buyer's deposit?

On a recent transaction, I had a buyer who was purchasing a 2 unit home to occupy one of the units.  He was being financed by an FHA loan.  Per FHA guidelines, the buyer must take occupancy within 30 days.  The condition on the P&S was to have one of the tenants vacate the premises.  The seller was not able to meet this condition by the mortgage contingency date, so I requested … (5 comments)

ri purchase: Can EXCELLENCE be within reach for you? - 07/29/10 04:47 PM
"Excellence can be attained if you Care more than others think is wise, Risk more than others think is safe, Dream more than others think is practical, And expect more than others think is possible." Anonymous

Do you care? Do you take some risk? Do expect more than others? Yes to all?  Success is within your reach, if it didn't happen already!

ri purchase: Is your income in the top 3% of the nation? Yes? High expectations for you to save us all from drowning in the national debt! - 07/27/10 03:48 PM
Can the top 3% of the nation reduce the exploding debt of our nation? Our government is hoping "YES".
Statistics show 2-3% of our nation is comprised of joint tax filers earning over $250,000 and individuals making at least $200,000 per year. Can this group save our nation?  I do not think so.  It is too small of a group to do so.  Taxing the rich is NOT the answer.

Today's top income-tax rates of 33 percent and 35 percent will most likely return to 2000 levels: 36 percent and 39.6 percent. Single filers with taxable income above $192,000 and … (3 comments)

ri purchase: IPHONE just took a dip in the pool! - 07/24/10 06:06 AM
My daughter's boyfriend's  IPHONE  just had a dip in the pool!  We quickly acted and started the drying process.  I checked out the You Tube Video's for tips on correcting this ugly situation.   We were told to do the following by the You Tube "experts":

•1)      We took out the Sim card and dried it with a towel.
•2)      We took out the dryer and started drying the whole phone on a low warm heat setting.
•3)      The drying enabled us to power "off".
•4)      We placed the phone in a dish and covered it with rice.
•5)      Now we wait … (7 comments)

ri purchase: WAIT A MINUTE!! WHERE are the AR points for my peers? - 07/19/10 04:21 PM
Ok...where did the points go for everybody?  We are missing a piece of AR we all enjoyed seeing! Have you noticed your point tally on Active Rain no longer is publicized?  Click on your state and see the changes that AR made.  For one, you no longer know how many points you need to step up to the next level or how many the step below you has to go to catch up to you.

Is all this important anyways?  In the scope of life, NO, but AR can be a game of sport which encourages blogging.  The blogging also creates … (10 comments)

ri purchase: Want to live longer? - 07/13/10 04:11 PM
"You live longer once you realize that any time spent being unhappy is wasted." Ruth E Renkl
We can choose to be unhappy or we can choose to be happy.  No one MAKES us unhappy.  We LET others make us unhappy.  We all need to learn to "tune out" those around us who want to steal our joy and hope our joy rubs off on them....somehow!
If we succeed, we all live longer!  It's a win-win!
So, go be HAPPY today!

ri purchase: What is your destiny? - 07/08/10 04:11 PM
"Destiny is no matter of chance. It is a matter of choice: It is not a thing to be waited for, it is a thing to be achieved." William Jennings Bryan

Choose your destiny!  Do not wait until something happens.  We must MAKE life happen.  Plant seeds, network, create a business plan.  Focus on what you WANT your destiny to be.  Be pro-active; not reactive.
It's all up to YOU!
Good luck!

ri purchase: Do you give up? Or do you turn a defeat into a VICTORY? - 07/08/10 03:52 PM
"My greatest point is my persistence. I never give up in a match. However down I am, I fight until the last ball. My list of matches shows that I have turned a great many so-called irretrievable defeats into victories." Bjorn Borg - Professional Tennis Player

Persistence is the KEY to success!
Do not accept defeat.  YOU may lose a seller or a buyer, but a new consumer is around the corner who DOES wish to have the benefit of your services.
Bjorn Borg : You got it RIGHT!

ri purchase: Do you appreciate people? - 06/09/10 01:28 PM
"I will smile at friend and foe alike and make every effort to find, in him or her, a quality to praise, now that I realize the deepest yearning of human nature is the craving to be appreciated." Og Mandino (1923-1996), Author and Speaker

Sometimes we need to take a step (OR TWO!) back and think about the POSITIVES of a person and learn to appreciate those positives.  Unfortunately, it is easy to see the negatives.  So, the next time you see a positive, please be sure to let the person know you appreciate that positive.

The real estate industry needs ALIVE: PASSIONATE employees more now than ever!!!  If you are not passionate about this industry, it would be of benefit to you and the industry to find your passion.  Passion brings SUCCESS!

ri purchase: Do you look at yourself in the mirror? - 06/04/10 03:41 PM
"If you are all wrapped up only in yourself, you are overdressed." Kate Halverson - Author

Do you think of yourself first when doing business? Do you believe if you do the "right thing" for the client, your success will follow?
It is so important to make the client the most important ingredient in the equation.   A client's happiness = your success!
So, stop looking in the mirror!  See your reflection through your client's eyes.

ri purchase: Are you overcoming the objections in this market? - 05/30/10 02:06 AM
"Nothing will ever be attempted, if all possible objections must first be overcome." Samuel Johnson

•·         I can't do that because ........................
•·         We will never be able to sell the house because ...........
•·         They will never be able to get financed because .................
•·         The real estate market is too bad to buy now.
•·         The economy is too bad, so I better wait before I buy.
•·         I just can't buy now because ................

We all MUST ATTEMPT in order for this market to recover.  Learn to overcome the objections.

ri purchase: Can we bring back G rated??? - 05/29/10 02:44 PM
I wish we could go back to the days of G rated everything for public entertainment.  Check out this video made in Belgium at a train station.  Look at how happy everyone is: young and old.

Can we get back to these days and TRASH THE TRASH in all the media, movies, games our children play, television, dvds, etc.....  We need to SAVE our country for our children's sake.

Bring G rated back!

"Do you remember the things you were worrying about a year ago? How did they work out? Didn't you waste a lot of fruitless energy on account of most of them? Didn't most of them turn out all right after all?" Dale Carnegie

Worrying is a waste of our energy.  If we work hard and focus on our goals, we CAN attain them.  We spend so much time on things we cannot control.  Why?  It is truly human nature.

"If we were only logical, the future would be bleak indeed. But we are more than logical. We are human beings, and we have faith and we have hope, and we can work." Jacques Cousteau (1910 - 1997) French oceanographer
No matter how tough the economy is or how tough the industry is we are in, we can dust ourselves off each day and go to work for the client, and, ultimately, ourselves.  If the system is not working, we need to change ourselves and figure out how to create a new system: a new way of doing business.

ri purchase: SERENITY NOW!!! You will never be angry again! - 05/25/10 03:45 PM
"If you always understand that the people in your life are there for a reason, you will never be angry."
As Seinfeld characters would say for anger management: SERENITY NOW !

This is the world peace answer!  Now, all we need to do is have everyone repeat it a million times together to get through all the "THIN HEADS" and the "THICK HEADS"!

Is it all about nothing, as Seinfeld says?

Let's look at the following groups of people:

Active Rain posters: Are there people out here who just write about nothing important to our industry?

Tire-kickers: How about the buyers who drag you from house to house for over a year and then say : "oh, I'm going to take a year off and think about it".  Is it all about nothing with them?

Sellers: Yes, they list their house with you and when you present reasonable offers, they want to think about it or they will … (4 comments)
